DETROIT PRICES CONTINUE TO RISE WHILE SUPPLY IS STILL FALLING

Global Investments Incorporated have been selling in Detroit for over five years now, this year we are seeing the lowest supply and the highest prices in the last five years. Low inventory has forced the median price for single-family homes to rise 8 percent over the past year, according to May market data from Realcomp Ltd. II. Detroit saw the largest year-over-year percentage gain in the median sale price of 371 homes of 48 percent to $37,000 last month. That number nearly doubled the gains that the city recorded in the four years prior, which saw median prices rise from $10,000 in May 2013 to $25,000 in May 2017. Lauren Wilson from Detroit-based Luxury Home Enterprise LLC quoted “”You’re sitting on something very valuable if you purchase a home in Detroit for $60,000,” she said. “I assure you when you’re ready to sell a few ears down the line, you’re likely to double your price”. According to Crains Detroit the competitive market is being driven by a growing demand for homes and a Metro Detroit inventory that is down by 23 percent compared to the same time a year ago. Fueled by a low unemployment rate and an economy that has proven to be formidable in recent years, buyers and Realtors alike are running into challenges. Realcomp CEO Karen Kage is surprised that the total number of home sales has stayed steady despite the steep decline in market listings “Days on market continues to drop, which is another telling sign. When these houses hit the market, it has a line out the door,” she said. “We don’t want to get into the same position we were in 10 years ago when prices went up, up and up.” At the moment we can not predict when the trend may change as buyers are still lining up as soon as homes hit the market but we will continue to deliver the best available tenanted properties in Detroit. Detroit has come a long way in the last five years and we always stayed ahead of the game, we signed up the biggest Brokers and Realtors to ensure our clients got the best exclusive properties that were on offer in Detroit. As a company we have said it before, time is starting to run out for the Overseas Investor who wants to buy in Detroit, high market prices and low inventory levels will make it increasing difficult to sustain a good return. If you are considering buying a property in Detroit this is the year you need to do it, we can not predict how much further the market will rise. If you would like more information on our Detroit properties please contact Mike or any of the Global team.

DETROIT JUST KEEPS GETTING BETTER – HUGE DEVELOPMENTS FOR 2018

Over the last few years we have seen huge developments all across Detroit, last year we seen the groundbreaking on the Hudson site, the opening of the new the Little Caesars Arena and the opening of the QLine Metro system which goes through the redeveloped Woodward Avenue. So what can we expect to see in 2018 ? This year we are looking at five more huge construction projects all of which will make this city even better than it is today. We are going to see the development of new office towers and and more residential living space in downtown Detroit, the two main projects are Hudosn and Monro towers with a total investment of over $1,739 million. Three hotels are set to open in 2018: The Siren Hotelat the Wurlitzer Building, the Shinola Hotel, and the Element Detroit Hotel, these hotels are aimed to take advantage of the increase in tourism in Detroit city and the surrounding areas. More retail is planned in 2018, last year the city council passed a commercial corridor plan that would support commercial areas around the city with $125 million going towards landscaping, better parking, improving sidewalks, etc. Woodward Avenue is now bustling and more big retail names will be arriving in 2018. There will be huge development in better public spaces, the final designs of the West Riverfront are nearly ready and work will also start this year on both Capitol Park and Atwater Beach. We seen the Qline launched in 2017 and this year DDOT bus service will start offering free rides on Saturdays to encourage this form of transport. We are expecting announcements of the expansion of the Qline further down Woodward Avenue or another route down to Jefferson. These are not the only developments taking place in 2018, there is activity taking place all over Detroit in the development of neighbourhoods, schools and park systems. Detroit has come along way in the last few years and this has now had an impact on property prices, year on year we have seen prices rise especially on the Westside side of the city. USA  Buy to Let Market – “ What REAL returns can I expect ?

Investors from all over the Globe are being attracted by the high returns advertised in the USA by companies selling in areas like Detroit, Ohio, Memphis, sometimes we even see potential returns of up to 35%. From the layman’s perspective these types of investments with such lucrative returns seem like a real no brainer but the words “ too good to be true “ can come to mind. Are such high returns really possible? Global Investments Incorporated have been selling these types of investments for coming up to six years now so who better to ask than the companies CEO Mike Moodie about what  “ REAL “  returns which can be achieved by such investments and what are the pitfalls or mistakes if any that investors should be looking out for ? Mike was quoted in saying “ well the first thing that I would like to say is that there is no investment without risk, in my opinion good investment is about minimising the risks in certain types of investments. I think that there are several factors investors should consider and look at before entering such a market that maybe a lot of companies out there would not share. “ 1.Don’t just look at the ROI. – I think that investors sometimes can make the mistake of only concentrating on the net ROI of a property. Lets think about what makes a high return. Low price and high rent copied with low taxes. Normally the lower the price of the property the lower the calibre of the location or the neighbourhood. I believe that investors should try and find a balance between price, location and return and not always being drawn to the lowest prices and highest returns. Sometimes we can forget about the potential uplift on the price and growth potential. Of course normally the better the location or neighbourhood the more likely you are to see potential growth in the coming years. Also another factor in this would be the exit strategy and again a property located in a better area would be easier to sell when the time comes to cash in on your investment. 2. The two unknown factors – There are two factors of this type of investment that you would rarely see on any companies marketing materials as they are impossible to predict but investors should be made aware of them as both of these can have an effect on any potential ROI. Vacancy – At some point like with any rental home any where in the world the house will at some point become vacant as tenants do not live in the property for ever. How can we minimise the risk of vacancy ? Well again we get back to my earlier point about location, the better the location and neighbourhood then the more chance you have of replacing a tenant quickly. The nicer the area then the more demand you would have for rentals. Also in relation to vacancy it is imperative that you have good management in place. ( I will come to this later ) Maintenance – the second unknown factor would be maintenance or repairs on your property which of course is the responsibility of the landlord. This is an impossible figure to quote any investor as it would of course vary from property to property and also depend on the condition of the property when the investor closes on the sale. ( This is one of the reasons we would always recommend the buyer carries out an independent third party inspection ) The way to minimise the risks of maintenance is firstly when we see the inspection before we close is for us to ask the Seller to take care of any minor maintenance issues that arise from the inspection meaning these repairs are not necessary when the new buyer takes possession. I think the main thing to look at when trying to avoid maintenance is buying a house that has been recently rehabbed or updated so the house is in a excellent condition when you buy it. Yes you may pay more for this in the long run but over time it would pay off as maintenance in the first few years of ownership would be minimal. 3. Management – In my opinion this is the single most important factor when trying to maximise your returns out of USA buy to let homes. It can also be the most challenging. Remember that you can buy the best located, tenanted home but if it is managed badly then it can turn into a bad investment. I have heard examples of good tenants leaving properties as they did not like the managing agent. As a company we only work with reputable companies in all the areas that we sell in and that have been in business for many years and have excellent knowledge of their given marketplace. This is key to making any investment like this work and also minimising the risks like maintenance and vacancy discussed earlier. 4. Get three quotes – Always ask your management company for three different quotes for any maintenance work needed on the property. Sometimes only saving 100 dollars here and there can have a massive impact on returns over long periods of time. Your management company should have no issue with you asking for this and maybe even involving third parties. I believe that the USA buy to let market provides excellent opportunities to investors both domestically and internationally. The market can be lucrative with excellent returns but investors have to understand the above can have an impact on their actual net return over time. From experience I think that you should always look to deduct maybe 2-3% off the advertised ROI so you can factor in any vacancy or maintenance that may arise in the given years ahead. So if the property is showing a 18% net Return then maybe look at that as 15% which is still a

Low Stock Levels driving prices up in the US Housing market.

Dwindling inventory will likely remain a top challenge in 2018 for the US housing market, driving prices up while spurring heated competition among Domestic and overseas buyers. Leading US property site Zillow is predicting more housing shortages in the US in 2018 as money floods into real estate from overseas. In fact, the real estate site predicts homeowners will likely be renovating their homes rather than buying new ones next year as the nationwide “inventory shortage” continues. The company predicts home prices will grow 4.1 percent next year, citing more than 100 housing experts and economists surveyed. Currently, home values are growing at 6.9 percent annually in the US. The National Association of Realtors also reported a national supply shortage in recent months. Lawrence Yun, the chief economist for the National Association of Realtors, said in a statement “there is not enough listings – especially at the lower end of the market – and fast-rising prices are straining the budgets of prospective buyers.” In some of the hottest housing markets, the sale-to-list ratio is above 100 percent, meaning homebuyers paid sellers more than the listing price. While falling annual inventory levels are a challenge across all price points, affordable starter homes in particular are in very short supply yet demand remains high. Over the last decade, the share of households that have roommates has gone up from 5.6 percent to 6.6 percent, or about 8.3 million. Some 25 percent of homes sold in two weeks or less in 2017 during “peak buying season” while 20 percent sold in a week or less. Yet despite the myriad of challenges facing the USA housing market in 2018, Adam Contos, CEO of the real estate company Re/Max, predicts this year will be a booming one for the housing market. Convos states “ As consumer confidence grows, existing home sales could increase in 2018, and possibly even surpass record levels set in 2006” According to Realtor.com’s 2018 National Housing Forecast, U.S. housing inventory constraints have fueled a sharp rise in prices and made it difficult for buyers to gain a foothold in the market. “We are forecasting next year to set the stage for a significant inflection point in the housing shortage,” said Javier Vivas, director of economic research for Realtor.com. “Inventory increases will be felt in higher priced segments after home buying season. As we head into 2019 and beyond, we expect to see these inventory increases take hold and provide relief for first-time home buyers and drive sales growth.” “ So we can see that 2018 is going to be a very busy year for Global Investments but we have been putting plans in place to make sure we stay ahead of the game, we have signed up exclusive listings in cities like Cleveland, Detroit, Toledo, Niagara, Buffalo. We aim to deliver the best priced properties available in the US, all of them tenanted, fully managed with high returns to make 2018 a fantastic year both for our company and our investors. “ Mike Moodie – CEO Global Investments Incorporated

Move Fast – Detroit and Buffalo Housing Shortages

Over the past 5 years investors have been snapping up homes in the US, with two of the main hot spots being Detroit and Buffalo NY. Well the window of opportunity may just be closing as both of these cities are declaring housing shortages,  so the clock maybe ticking for overseas investors wanting to get there hands on some of these high income producing investments. For the past 36 months, the housing market has been defined not just by demand, which remains sky-high in many parts of the nation but also by the shrinking number of available homes for sale. Starting with Buffalo NY –  Buffalo’s waterfront used to be an industrial wasteland, but now it’s a lively community where a luxury apartment building is going up, amid craft breweries and a massive new ice skating rink. “The inner harbour has been completely redeveloped in the past five years.  “ It’s going through a regeneration and the city is thriving like never before ” says Mike Moodie, CEO of Global Investments incorporated.  “People are moving back to Buffalo. And yes, there are more buyers than there are houses.” The supply shortage has triggered multiple offers and bidding wars. The city’s large population of 45 to 64 year olds who are the least likely to buy or sell, is also limiting the supply. Nearly 40% of heads of households in Buffalo fall into this age range. Until more of those homeowners start making retirement decisions and listing their homes, there won’t be much relief in home supply. Global investments incorporated have been selling homes in Detroit and Buffalo for five years now and owner Mike Moodie has very recently been quoted in saying that the the housing market in Detroit is getting stronger and stronger over the past few years and that prices are increasing and stock is getting harder too acquire. Left for dead for decades now, Detroit’s housing market is truly, finally turning around. Last year the city saw housing price spikes of 11%. In Downtown neighbourhoods, it’s not uncommon to see $300,000 condos and an occasional 1 million dollar loft conversion. “ Detroit gets a really bad rap sometimes but the city is going to surprise a lot of people in the coming months and years with more investment from the Federal Government and investment from overseas flooding into the city like never before. “ quotes Mike. From 2015 to 2016, for-sale homes have dropped by a hefty 25.7% and with the house prices rising like Mike and his company Global Investments Incorporated had predicted, it seems that if you are looking at investing in either Buffalo NY or Detroit you better be sure to make your move soon. Global Investments Incorporated have the best most exclusive investments in both Buffalo and Detroit. TRUMP – GREAT NEWS FOR DETROIT

Most of the world is split on the surprise election of Donald Trump but the city of Detroit is only celebrating as the President Elect has promised to rebuild the Motor city brick by brick to get it back to the thriving city that it once was. The future president Donald Trump told a suburban Detroit crowd Monday November the 1st that he wants to renegotiate NAFTA and bring manufacturing jobs back to Michigan. Lamenting plans for Ford Motor Co. to move all US small car production back into the Motor city.  “Look at the city of Detroit. It used to be the manufacturing hub of the world,” Trump said. “We are going to rebuild Detroit one brick at a time and and we are going to rebuild Michigan and make it great again.” Global Investments incorporated has been selling homes in Detroit to the overseas market for 5 years now and CEO Mike Moodie sees the election of Trump to be only positive for the city moving forward. Mike was quoted in saying “ Sales and prices in Detroit have been rising for the past 12 months but we can only see the election of Mr Trump to be great news for the city and our current and present investors,  as he is pledging to bring the motor industry back to Detroit and has pledged to bring federal funding to the city in the form of schooling, housing, roads and the general infrastructure. Detroit was built on the motor industry and this can only bring jobs and make the economy stronger. “ said Mike . “ Three years ago the average price we were selling a home in Detroit was $15,000 and we are now selling homes at $35,000. With this great news we can only see prices increasing which makes it a great time to get involved now before prices start rising and returns start falling. “ The Movechannel one of the leading international property sites have stated that Trump’s victory does not dent the US property market’s attraction in the long-term. Since the election result, the dollar has weakened against other currencies, giving international buyers more spending power in America’s real estate. Indeed, the greenback’s recent strength was cited by the National Association of Realtors as a factor that caused international investment volumes to dip slightly year-on-year in March 2016.In the US, 54 per cent of property professionals in a survey by portal Juwai.com said they thought a Trump presidency would increase Chinese investment in American property. Global Investments Incorporated has been leading the way in Detroit property sales, most of their investors come from overseas, Mike and his team have just recently returned from a trip to Dubai where they were holding their first private exhibition and Detroit was there best selling product by far. Mike added. “ We had a great trip to Dubai and we sold a lot of homes, mainly in Detroit. Most of our investors are looking for good valued homes with decent returns, 15-20%. I honestly think that in the next few years we could be priced out of the market in Detroit. In the last seven years Detroit has transformed itself it to a vibrant city again and I can only see things getting better. Finding good stock in Detroit is getting harder and harder for me and I am on to my suppliers every day pushing them on there price, but the bottom line is Sellers know they can achieve higher prices now. “ So it sounds like Mike and his team at Global have there finger on the pulse in Detroit and it seems there is only good news on the horizon for the city and the companies investors. GREAT MANAGEMENT IS THE KEY TO GREAT RETURNS… NOT RENTAL GUARANTEES

Global Investments Incorporated is the No 1 USA buy to let property company. With almost 4000 sales in the last 4 years the young dynamic company is growing from strength to strength with great new products coming on in different States across the US. The company prides itself on its  “ one stop shop “ philosophy helping clients with everything from LLC company incorporation, bank account set up, insurance, construction, company CEO Mike Moodie believes the major factor behind their success and their clients success is the management companies that they use on the ground in the US. Mike was quoted in saying. “ The majority of our business is repeat and referral bushiness, which is clients either buying more properties or referring their friends or family, which is great. This would not happen if their initial investments were not working in the first place. In my opinion the management of your property is as important as the property that you buy, as the majority of our investors are overseas and thousands of miles away from their investment, so as a company we need to ensure that their interests are well looked after while they are on the ground. “ Global Investments only use one or two reputable companies in each State that they sell in.  Mike added. “ When we set out and started Global we wanted to make sure that our clients were looked after from start to finish and then after the sale as well. We decided to fly out to Detroit and meet as many management companies as possible and narrow it down to two companies which we felt gave our clients the kind of care and attention that they need to provide an excellent hands on service. We have been very lucky and for the past 3 years we have been dealing with the same two companies that are fantastic. There are other companies that sell in the same areas as Global investments offering 1 and 2 year rental guarantees.  We asked Mike for his opinion on this and why as a company they do not offer the same benefits to there clients,  Mike stated. “ Normally you will find that these type of companies are selling properties that are way above the market value, so they have the rent built into the price, which basically means that they are giving the client there own money back and creating a false return. I have been working in the property market now for coming up to 20 years and in my opinion if you want to guarantee your rental as much as possible make sure that you work with a great management company who will screen and vett your tenants and make sure the house is managed correctly on a day to day basis and for whatever reason the property is vacant the management company makes sure the house is secure and another tenant is placed as swiftly as possible. “ Global Investments now sell homes across 6 different regions of the United States and has on the ground support and management in each of the areas that they sell in making sure that there clients are kept updated on a constant basis once they take ownership of their investments properties. Chicago Attracts International Buyers – In a recent report, Chinese businessmen have been seen sending their children to study in the United States. This report noted particular interest in the Chicago area. In the same report, it also stated that these same families are buying condominiums for their children instead of opting for school dorms.
