Rental market in Cleveland and Baltimore gets even stronger

If you ask most people what was their best investment during the course of their life, a lot of them would say their home. The general premise is that over time property tends to appreciate in value. Eventually you end up paying off the loan you received in the form of a mortgage and so down the road you have plenty of equity in the property. From an investment standpoint not a lot has changed over the years, the consensus still remains that investing in bricks and mortar is, generally speaking, the most popular form of investment. So, if this is the case then why are an increasing number of Millennials now choosing to rent as opposed to owning a property? In the United States, cities like Cleveland are witnessing a boom in the rental market, as the younger generation choose to pay for housing on a monthly basis rather than take on the burden of a mortgage. Having significantly increased our own presence in Cleveland over the last 18 months, a common question we are asked by buyers is, “Why is the rental market in Cleveland strong? If the property is good value for money then why are people renting and not buying themselves given our earlier premise?” From a logical standpoint this seems a fair question. But the answer is a complex one that takes into account a range of factors. Obviously, in life there will always be a percentage of people that cannot obtain the funds to buy a property, and this leaves them with no option but to rent. Similarly, banks have taken a more cautious approach to lending on property in recent years and are only willing to mortgage certain types of real estate. In the US, in particular, lending against low value properties is not as commonplace as it once was. However, surprisingly the primary reason for the increase in the rental market is neither of these. For the current Millennial generation, renting is simply a more appealing option than home ownership. Let me explain why. Firstly, in today’s world the average Millennial is much less likely to work in the city they grew up in. Through globalisation and technology, it has become easier and easier to find jobs in other cities or other countries for that matter. Thanks to the arrival of the Internet and social media, the world is now a small place and flexibility is valued ahead of settling and laying down roots for many. And thanks to a Packing up and testing out a new city has never been more effortless. If you purchase a home, statistics show you are much less likely to pack up and move to a different city than someone who is moving from one rental property to another. There is no hard evidence to understand why this is the case, however one could hypothesise that the homeowner feels trapped with their home and unwilling/unable to pack up and leave. So, let’s look at a typical example. You are a young person or family that has just moved to Cleveland with a new job, an exciting new city and life ahead. You look for a home to live in and you assess the options: shall I rent or shall I buy? Let’s look at a few negatives, in this instance, for home ownership. The most common mortgage in the United States is a 30-year fixed mortgage. If you get a 30-year fixed mortgage for your property, the first few years almost all of the mortgage payments to the bank each month are for interest. Very little of that mortgage payment is going to pay off the actual debt on your house. Most likely, you will have to live there for over 7 years before you begin to pay off any capital on the property. Ask a Millennial working in the city where they will be in 7 years and if they could see themselves living in a different city in 10? Also, with any property you own you will need to have money set aside for any repairs or maintenance items that come up such as a roof leak, new siding, HVAC system, hot water heater, windows, toilets, locks, yard maintenance, etc. This ongoing drain on disposable income is less appealing to the professionals and families of today. Over the last 10 years, the average length of time a homeowner lives in their house is estimated to be 8.4 years. In the previous 10 years from 1999-2009 the average length of time a homeowner lived in their house was just over 6 years. From these statistics it is clear that most homeowners did not make much money when they sold their house, simply due to the length of time they lived in the house. So, basically the main reason for the increase in the rental market – especially in cities such as Cleveland – is the change in lifestyle and the perception of the world we live in. If you wish to truly gain from capital appreciation as a household with a long-term mortgage, you need to be set on holding onto your house for a long period of time (at least 15 years). The current generation of Millennials are not following in their parents’ footsteps, growing up and living in the same neighbourhood, living in the sea home for 30 years. Instead, many Millennials like the idea of keeping their investment options open and many look upon family homes owned by their parents as a future nest egg/inheritance, which frees them up to live a more flexible and transient lifestyle. Downtown Cleveland’s economic boom

Cleveland is going through an economic boom right now and it looks like it’s not going to stop any time soon. Over the last 10 years Downtown Cleveland has been totally transformed thanks to a combination of private and public investments working hand in hand.  From 2011-2015 a total of $8 billion was invested in new developments in Cleveland. This included an estimated $1.37 billion on new hotels; $1.23 billion on mixed-use development projects; $694 million of residential housing; $1.78 billion on “meds & eds” tech structures; $508 million on arts development;  $1.4 million on public space;  $982 million on infrastructure improvements and $451 million on renovation and business attractions.

These numbers don’t take into consideration the $350 million spent in total by AT&T in improving the Cleveland area network over the last 3 years. During this time Cleveland has also developed the clean and safe ambassador programme and created a walkable transit-friendly city. Altogether, these initiatives have resulted in one of the fastest-growing multifaceted cities in Ohio.

 Downtown Cleveland Alliance recently released the Downtown Cleveland Annual Report, which is a comprehensive summary of the area’s development in housing, office, retail, innovation, advocacy and hospitality markets. The report reinforces the key components that established Downtown Cleveland as the fastest growing city in Northeast Ohio.

 Three notable companies – Electronic Merchant Systems, NRP Group and Millennia Companies – relocated their corporate headquarters to Downtown Cleveland, making Northeast Ohio the second-largest concentration of corporate headquarter jobs in the U.S. Cleveland is a city that never stops and this year we are seeing huge new developments taking place all over Downtown Cleveland.
 A $185 million makeover of the Rocket Mortgage Fieldhouse (formerly known as the Quicken Loans Arena) will incorporate a stunning glass facade and dramatic-looking exterior to the home of the Cleveland Cavaliers basketball team and the Cleveland Lumberjacks ice hockey team. In 2018 it was announced that the arena will host the 2022 NBA All-Star Game.

Phase III of the redevelopment to the Flats East Bank brings a 12-story mixed-use building with 300+ apartments, rooftop green space, an outdoor pool and lots of retail. Ohio City’s Market Plaza shopping center is being transformed into a mixed-use space complete with a 12-story office building, another for apartments, and a shopping mall.

We also see major developments in the Skyline. Dan Gilbert will be redeveloping the May Company building into a mixed-use icon. The one-time department store will house 308 apartments, retail galore, nearly an acre of green space and a rooftop patio.

The Residences at Terminal Tower will offer an exclusive club-style lounge and 300+ apartments – all just a quick stroll from Public Square, JACK Casino and the Gateway district. The 34-story The Lumen at Playhouse Square will take centre stage in 2019 with a striking glass exterior and 22,000 square foot amenity deck. Cleveland is reinventing itself as a truly 21st century city, leveraging billions of dollars in public and private investment to help create a strong and healthy economy. Many of the city’s historical buildings are being renovated and repurposed, alongside a number of impressive ground-up developments to enhance Cleveland’s appeal to a new generation of residents. Baltimore Investments – Should I buy Vacant or Tenanted

The age old question when buying any property for investment is should I buy a property with tenants in place already or a vacant property and place my own tenants ? Since Global Investments have launched in Baltimore it is a question that is coming up a lot for the Manchester based firm as there are a lot of excellent houses available on the market that may need minor cosmetic work but obviously come vacant and not with tenants in place. We asked Global Investments incorporated CEO Mike Moodie his thoughts on the matter. “ Well, its not the easiest question to answer as there are pluses and minuses for both sides, so as an investor you need to weigh these up before making a decision. The majority of the enquiries that we receive would normally be for properties that have an immediate income which means that they would want properties that already have tenants in place. In my opinion as long as the tenants have been vetted by the management company and the normal checks have been done on the rent history etc… then these types of tenanted properties make a great investment. “ So if this is the case then why would an investor want to buy a property that is vacant? We asked Mike the same question? Mike added. “ Tenanted properties are great and like I said as long as the checks have been done will provide a great investment but there is an argument to say that buying a property that has been freshly rehabbed allows the investor and the management company to place a fresh new tenant on a long term lease. The only down side to this is that if may take a few weeks or even a month for the management company to do the correct checks and then place the tenant. If we look at the big picture our investors are buying these homes for 5-10 years so a month to place an excellent long term tenant is not really a big deal. I believe this to be the case even more with our Baltimore product as we are getting a lot of excellent inventory but some of the houses need work. We have an excellent team of contractors that basically do a walkthrough on the home before we market it. THE CLOCK IS TICKING ON THE CLEVELAND BUY TO LET MARKET

As a company we have been selling investment properties in Cleveland Ohio for the past two years and it is by far our best selling product, accounting for over 70% for the companies sales and enquires from investors all over the Globe. However recently we have seen an upside in the prices and also a shortage of inventory indicating that with a large demand for these types of houses from the overseas market, sellers and suppliers have an opportunity to increase their prices. Also with the amount of overseas and domestic investors snapping up these types of properties we are also finding it harder to locate good inventory that meets our investors criteria. If you are looking at buying a house in Cleveland as a potential investment opportunity, in our opinion you must act now or certainly in the next 3-6 months to capitalise on these prices and returns while they are still around.  Cleveland is often looked at as a has-been market. The median rent price in Cleveland is $900, which is lower than the Cleveland-Elyria Metro median of $1,100. Both of these aspects meaning investors can purchase cheap houses with decent rents producing double digit returns in the high teens.   The Cleveland housing market forecast for the 3 years ending with the 3rd Quarter of 2021 is also positive. The accuracy of the Cleveland housing market trend prediction is 83%. Accordingly, LittleBigHomes.com estimates that the probability for rising home prices in Cleveland is 83% during this period. If this Housing Market Forecast is correct, home values will be higher in the 3rd Quarter of 2021 than they were in the 3rd Quarter of 2018.   All of these factors certainly point towards what we are already starting to see,  higher prices and lower available inventory in the price range that we normally look for.    I think that we will see another 12 months out of this market but my advice for any investors sitting on the fence or others that are looking at adding to their own current portfolio is “ Don’t waste any time and get involved now “    I see the same thing happening in Cleveland that happened in the Orlando market. 8-9 years ago we were seeing a single family home sold for 50k USD with rents of $1,000 and a CAP of 20%. The same house now will cost 100k and the rents are the same. For a bit of fun Global Investments recently compiled a list of who we feel are the top 10 famous people that were either born, grew up or had their careers heavily influenced in Cleveland Ohio. As Baltimore Maryland is starting to get an increasing level of interest from investors worldwide and investment property sales are increasing every month we decided to compile a list of Baltimore’s most famous. Tom Clancy Thomas Leo Clancy Jr. was Born 12th April 1947 in Baltimore. an American novelist best known for his technically detailed espionage and military-science storylines set during and after the Cold War. If you love your gaming you will recognise his works such as the Ghost Recon, Rainbow Six, and Splinter Cell however Tom is also responsible for hugely successful films such The Hunt for Red October, Patriot Games, Clear and Present Danger and The Sum of All Fears. 7. With many films also under her belt, ,most famously The Matrix Reloaded & The Matrix Revolutions. 6. Barry Levinson Born 6th April 1942 in Baltimore. Barry is an American filmmaker, screenwriter, and actor. Levinson’s best-known works are films such as Diner, The Natural,Good Morning, Vietnam, Bugsy and Wag the Dog. His greatest career achievement was to win the Academy Award for Best Director for Rain Man. A fantastic classic film that also won the Academy Award for Best Picture 5. Spiro T Agnew Spiro Theodore Agnew Born 9th of November 1918 in Baltimore was the 39th vice president of the United States from 1969 until his resignation in 1973. In 1973, Agnew was investigated by the United States Attorney for the District of Maryland on suspicion of criminal conspiracy, bribery, extortion and tax fraud. Agnew took kickbacks from contractors during his time as Baltimore County Executive and Governor of Maryland. President Nixon followed less than a year later in the separate abuse-of-power scandal known as Watergate. Montel Williams Born 3rd July 1956 in Baltimore Montel Brian Anthony Williams is a former American television personality, radio talk show host, and actor. He is best known as host of the long-running daytime talk show The Montel Williams Show, which ran in syndication from 1991 to 2008. Additionally, Williams is noted for his service in both the U.S. Marine Corps and the U.S. Navy, from which he was honorably discharged after 15 years of service. 3. Wallis Simpson Wallis Simpson, later known as the Duchess of Windsor, was an American socialite whose intended marriage to the British king Edward VIII caused a constitutional crisis that led to Edward’s abdication. Wallis grew up in Baltimore. Wallis ( an American Divorcee ) met the King aged 34. Michael is the most successful and most decorated Olympian of all time, with a total of 28 medals. Phelps also holds the all-time record for Olympic gold medals in individual events. The man is a living legend and I think must have been a Dolphin in a previous life. 1 David Hasselhoff David Michael Hasselhoff, nicknamed “The Hoff”, is an American actor, Born 17th July 1952 in Baltimore. Now many of you may be reading this and thinking…How can David Hasselhoff be number 1 over legends such as Babe Ruth and Wallis Simpson?…..How can he also beat Michael Phelps, His Olympic record may never be beaten ?? BALTIMORE MATCH MAKES INVESTORS WITH OPPORTUNITY

2019 is going to be a huge year for Baltimore, the Federal Government have introduced a new policy to revolutionise the city and match investors wishes to Baltimores needs. It is called the BALTIMORE OPPORTUNITY ZONES In Baltimore there are many neighbourhoods which remain under-served and stagnant as compared to other thriving neighbourhoods. Under the new federal program the Government aims to bring investment and development into the different areas that need it,  savvy investors and city officials are working together to spark this economic activity. The Opportunity Zones tax incentive was included in the Tax Cuts and Jobs Act President Donald Trump signed into law in December 2018. The law gives tax benefits to investors that place unrealized capital gains into Opportunity Funds, which then invest in Opportunity Zones. On April 20, Maryland Department of Housing and Community Development nominated 149 census tracts to be Opportunity Zones in Maryland. The U.S. Department of Treasury certified these 42 Baltimore tracts on May 18, 2018. Mayor Catherine Pugh and Housing Commissioner Michael Braverman announced their planned “new era of neighborhood investment” at her weekly press conference Feb. 27. One of the key points of the “new vision” is designated impact investment areas in four areas of the city. The East Baltimore zone includes Johnston Square, Broadway East, East Baltimore Midway and Coldstream Homestead Montebello. The West Baltimore zone includes Penn North, Druid Heights and Upton, all of which run along Pennsylvania Avenue. And the Southwest Baltimore zone includes Franklin Square, Poppleton, Union Square, Hollins Market, Mount Clare, Washington Village and Pigtown. Opportunity zone funds will allow private investors to place capital gains into a fund that can be used to upgrade and redevelop a community with new housing, retail and other commercial projects thus revitalising the area. PNC Financial Services Group Inc. is spearheading a nearly $500 million fund for equity and loans in opportunity zones. Weller Development is on the lookout for investors to help build Cyber Town USA. The development will, in turn, help boost surrounding areas like Cherry Hill, Brooklyn and Curtis Bay. Baltimore has struggled with population decline in the last few years but still there is a very strong rental market due to job growth, employment has significantly grown in areas like Healthcare and Education. Combine this with a widening gap between rent and mortgages and an increase in home prices, it’s plain to see why investors are interested in Baltimore for rental properties. The city is also starting to attract investment, according to Marcus & Millichap, from investors in major metros, such as New York, Los Angeles, and San Francisco. Developers are primarily targeting areas in and around downtown Baltimore. Strong demand on the east side of the city has driven the vacancy rate there down 110 basis points over the past four quarters. That is why “Opportunity Zones” policy was implemented, there is sufficient demand for rental property but not enough turn key stock, areas and properties need to be revitalised to facilitate the high demand for rentals. Baseball Heritage Museum The Baseball Heritage Museum is located in the former ticket office at historic League Park, 6601 Lexington Road in Cleveland OH, the original home of Cleveland Baseball. Step into the Museum and step back into history. Everyone played at League Park. Cy Young pitched the opening game here in 1891. Babe Ruth hit his 500th home run here in 1929. Actor from Karamu House in the Fairfax neighbourhood on the east side of Cleveland ( the oldest African-American theatre in the United States ). His long list of films includes The Bodyguard, Demolition Man, The Colour of Money, Trading Places and New Jack City. A Legend 7. Tracy Chapman Singer, songwriter. born March 30, 1964 in Cleveland. Known for her hits “Fast Car” and “Give Me One Reason”. She is a multi-platinum and four-time Grammy Award winning artist. studied guitar and clarinet at the Cleveland Music School. A true natural talent. 6. Jerry Siegel and Joe Shuster Siegel’s family moved to the Jewish neighbourhood of Glenville in 1928. He attended Glenville High School in Cleveland at the age of 16, while at Glenville, he befriended Joe Shuster. Jerry and Joe went on to create the most successful super hero of all time, Superman. 5. Halle Berry Model, actress. Born Maria Halle Berry. Her name was legally changed to Halle Maria Berry at age five. Her parents selected her middle name from Halle’s Department Store which was then a local landmark in Cleveland. The only African American to win an Oscar for best actress. 4. Drew Carey Comedian, actor. Born and raised in the Old Brooklyn neighbourhood of Cleveland. Drew was the star of “The Drew Carey Show” (1995-2004), which was set in Cleveland. The Drew Carey Show not only provided comedic relief but had the whole country chanting “Cleveland Rocks! 3. Tom Hanks Actor, Producer, Writer, Director. Began acting career in Cleveland with (what was then) Great Lakes Shakespeare Festival, he was cast as Soldier #27 in a stage production of Hamlet. Hanks has gone on to became one of only two actors who won the Academy Award for Best Actor in consecutive years. 2. Bob Hope Actor, comedian. Born in London but grew up in Cleveland. One of the most popular comedians and actors of the 20th Century. In 1983, the Lorain-Carnegie bridge crossing the Cuyahoga River in Cleveland connecting downtown to the west side, was renamed in honour of Hope and his family. 1 Paul Newman Actor, director, screen legend, race-car driver, humanitarian. Paul Newman was born on January 26, 1925, in Cleveland. Graduating from Shaker Heights High School in 1943 At age 10, Newman performed at the Cleveland Play House in a production of Saint George and the Dragon, the rest is history. Newman came to be known as one of the finest actors of his time. Nominated nine times for Academy Awards, winning for “The Color of Money” as well as two honorary Oscars.
