Low Stock Levels driving prices up in the US Housing market.

Dwindling inventory will likely remain a top challenge in 2018 for the US housing market, driving prices up while spurring heated competition among Domestic and overseas buyers. Leading US property site Zillow is predicting more housing shortages in the US in 2018 as money floods into real estate from overseas. In fact, the real estate site predicts homeowners will likely be renovating their homes rather than buying new ones next year as the nationwide “inventory shortage” continues. The company predicts home prices will grow 4.1 percent next year, citing more than 100 housing experts and economists surveyed. Currently, home values are growing at 6.9 percent annually in the US. The National Association of Realtors also reported a national supply shortage in recent months. Lawrence Yun, the chief economist for the National Association of Realtors, said in a statement “there is not enough listings – especially at the lower end of the market – and fast-rising prices are straining the budgets of prospective buyers.” In some of the hottest housing markets, the sale-to-list ratio is above 100 percent, meaning homebuyers paid sellers more than the listing price. While falling annual inventory levels are a challenge across all price points, affordable starter homes in particular are in very short supply yet demand remains high. Over the last decade, the share of households that have roommates has gone up from 5.6 percent to 6.6 percent, or about 8.3 million. Some 25 percent of homes sold in two weeks or less in 2017 during “peak buying season” while 20 percent sold in a week or less. Yet despite the myriad of challenges facing the USA housing market in 2018, Adam Contos, CEO of the real estate company Re/Max, predicts this year will be a booming one for the housing market. Convos states “ As consumer confidence grows, existing home sales could increase in 2018, and possibly even surpass record levels set in 2006” According to Realtor.com’s 2018 National Housing Forecast, U.S. housing inventory constraints have fueled a sharp rise in prices and made it difficult for buyers to gain a foothold in the market. “We are forecasting next year to set the stage for a significant inflection point in the housing shortage,” said Javier Vivas, director of economic research for Realtor.com. “Inventory increases will be felt in higher priced segments after home buying season. As we head into 2019 and beyond, we expect to see these inventory increases take hold and provide relief for first-time home buyers and drive sales growth.” “ So we can see that 2018 is going to be a very busy year for Global Investments but we have been putting plans in place to make sure we stay ahead of the game, we have signed up exclusive listings in cities like Cleveland, Detroit, Toledo, Niagara, Buffalo. We aim to deliver the best priced properties available in the US, all of them tenanted, fully managed with high returns to make 2018 a fantastic year both for our company and our investors. “ Mike Moodie – CEO Global Investments Incorporated

2017 – AN INCREDIBLE YEAR FOR GLOBAL INVESTMENTS

“ As 2017 draws to an end I would like to take this opportunity to thank all of our investors around the world who have chosen to invest with Global Investments Incorporated. 2017 has been our most successful year to date with over 500 USA property sales with Detroit leading the way taking up 63 percent of total sales for the year. Even with the higher prices and low supply of good tenanted homes investors are still choosing Detroit over other cities making it the number one investment city in the US for three consecutive years now. This year we have also seen a massive increase in demand for Ohio tenanted properties, in cities like Toledo and Cleveland. Toledo Ohio in particular seen a huge increase in sales as investors demand for Section 8 housing reached new levels, Section 8 Government backed rents were seen as a stable and consistent source of income for many investors. I have to say from a company perspective Toledo Ohio is our easiest product to manage and in my opinion the best option for any first time investor. Not only are the houses Section 8 approved and tenanted but the properties are refurbished and are very well located and offer net returns of up to 20% and above. Cleveland Ohio was only launched in the last quarter of 2017 and it has already shown to be a very popular choice for investors, most properties selling within hours of being put on the market. I really feel that Ohio in general could have a huge year in 2018 and could even match or overtake Detroit in sales. On top of Cleveland we will also be looking at launching in the surrounding cities including areas like Dayton and Youngstown which will compliment our current stock in Cleveland and Toledo. We will endeavour to bring the same standard of turn key property and on the ground management in all of these new exciting areas. Upstate New York also held its ground in 2017 where we seen a shift away from Buffalo towards Niagara Falls, this was due to the rising prices in the Buffalo housing market which reduced the CAP rates for our investors, Niagara was therefore seen as a more attractive option. 2017 was also a very important year for us from a management point of view, due to increased sales we had to expand our management base and develop new relationships in new cities across the US. We hand selected and interviewed the best management companies in each city in order for our investors properties to operate at the highest level. We are proud to announce our partnership with Keller Williams in Cleveland Ohio and expect a huge year in 2018 for the city. As a company 2017 was an exceptional year and we expect 2018 to be even better with some new exciting products planned including our new UK division. Due to high demand from our overseas investors Global Investments Incorporated will launch their new UK division in Jan 2018. Like in the US we will bringing you the best priced tenanted properties available in the UK today. All of our properties will come fully refurbished and will come with tenants in place. Our UK division will offer investors an all-encompassing service that incorporates sales, lettings and a range of property management services to maximise your UK buy to let investment. I have spent the last 3 months meeting some suppliers of residential tenanted properties in the UK. We will start in the North of England and then branch out into the North West and South but we would expect to have our first properties on line around mid Jan 2018. We are very excited about 2018 and we can not wait to start the new year at full speed but in the meantime I would like to wish you and your loved ones a very Happy Christmas and prosperous New Year. “ See you next year. Mike Moodie CEO – Global Investments Incorporated.

What does 2018 hold for Detroit ?

2017 was a phenomenal year for the city of Detroit, investment and development surged to a new level and real estate prices really gained pace. Some exciting developments in 2017 included the completion of the Little Caesars Arena and the QLINE rail system. The exterior work on the $313 million Book Tower restoration started along with the $35 million Ashton Detroit Development of luxury condos in Downtown. Work is also underway to restore the eight-story Farwell Building, the $39 million project will have 82 apartments and over 25,000 square feet of retail space and construction has officially started on the Metropolitan Building, which will become the Element Hotel. We also seen construction started on the biggest redevelopment in North America—the Packard Plant, led by Arte Express, the first phase will renovated the Administration Building and the bridge over East Grand Boulevard. We also seen many new retailers and restaurants opening in 2017, Macy’s Backstage part of Macy’s New York opened three new stores in Michigan. H&M continued their expansion opening in the Tanger Outlet Center, Shinola also opened some new stores and have just announced the opening of a new hotel in Downtown Detroit in 2018. Aldi grocery also continued its expansion and remodelling, continuing to open stores in Michigan. Wixom, Redford. Detroit Vegan Soul the nationally acclaimed veggie-friendly comfort food restaurant opens its doors in Grandmont Rosedale, River Bistro Detroit owned by chef Maxcel Hardy opened in Rosedale Park, Takoi which specialises in Southeast Asian cuisine opened in Corktown. Chef Kate Williams opened Lady of the House eatery also based on Corktown. Eatóri Market (a favourite with the Global staff) opened at 1215 Griswold Street in Downtown. The Apparatus Room by Michelin-star collector Thomas Lents opened his flagship restaurant at the base of downtown’s new Detroit Foundation Hotel. Apart from large investments in commercial properties we have also seen an increase in neighbourhood rejuvenation projects. Fitzgerald Redevelopment Ground recently broke on this transformative neighborhood redevelopment, it will include renovating 115 currently vacant homes into a mixture of rental and for sale properties; landscaping and maintenance of 192 vacant lots; and creating a 2-acre central park anchoring a new linked greenway. Mayor Duggan released plans of a 125 million neighborhood revitalization scheme, in July came the announcement that the city had been awarded a $2 million Wilson Foundation grant for the design and pre-construction of the Inner Circle Greenway, a 26-mile recreational pathway running through a number of Detroit’s neighborhoods. And then in September came Detroit Design 139, an exhibit featured at 1001 Woodward through the end of that month highlighting 38 development projects either planned or already underway around the city of Detroit – not just downtown. In addition to the $125 million in projects funded by the bond funds, the city also plans to spend another $193 million of budgeted city, state and federal dollars (for a total investment of $317 million over the next five years) to improve a total of 300 miles or major roads and residential streets across the city. As we can see 2017 was a packed year for Detroit and these are just some of the new developments but things dont seem like slowing down either in 2018. The David Stott Building, an Art Deco skyscraper, will open again in 2018, we will see the start of the much-anticipated Hudson’s site, the development will include the tallest building in Detroit (and Michigan), plus a podium building activated for community engagement. A new $60M development was just announced on East Jefferson and Lafayette Park. The new mixed-use development will bring 213 residential units, plus retail space including a small-format Meijer grocery store. This development is expected to open in 2019. The first redevelopment in the massive East Riverfront plan is going to be the Stone Soap Building, which will see renovation of an old structure and new construction on top of it. Banyan Investments is leading the $27 million development, which should break ground in the spring. Google is to open offices by Detroit’s Little Caesars Arena in spring 2018, businessman Dan Gilbert, the founder of mortgage company Quicken Loans and a major Detroit property owner, has been developing a tech area in downtown Detroit, dubbed the Madison Block. Google’s move to Detroit from the suburbs will add to that cluster of tech companies. Overall there has been a 50% increase in Detroit-based startups in the last three years. Travel media company Lonely Planet called Detroit the “American comeback city” in a list of best travel destinations for 2018, it is now ranked No. 2 in list of world’s top travel destination for 2018. We will see the Detroit Grandprix been held at Belle Isle Park in the summer of 2018 as well as many other great out door events including the Movement dance festival. Detroit really is a true come back story and one that looks set to continue in 2018 and beyond, Dan Gilbert one of the main figures in Detroit’s rejuvenation summed it all up perfectly: “If someone would have said five years ago that we’re going to be out of office space and residential units, 100 percent occupancy downtown and Midtown it would be unfathomable and you would have said, “You’re crazy, that’s impossible.” But since that is the case here, the only way to grow is vertically. I think when you say five or 10 years from now you’re going to see big projects completely done, the whole skyline is going to be completely different. That will be the main thing people notice. I’m hoping that in 10 years Detroit is one of the handful of technology, entertainment and marketing centers of the United States or maybe the world. People like you for instance, who have their own business, 30 years old, they’re a creative class, this is the place to be. This is where the action is. What the manifestation of that will look like I don’t know exactly but those are the themes. And we are

Mike was quoted in saying,  “ I have been studying the market in Cleveland for some time now and have been actively trying to source a good supply of income producing houses which we have finally managed to do. It is really important that we do our due diligence on the supplier and also the areas and neighbourhoods that the properties are in as there are many companies out there with a lot of stock but in the wrong type of neighbourhoods. I wanted to ensure that the properties we market are well located and managed giving my investors a safe and secure investment opportunity. “ “ We have now teamed up with Keller Williams a house hold name in the US to bring a consistent supply of good homes in good neighbourhoods which are updated and the tenants are vetted. GLOBAL LAUNCHES IN UK

Global Investments Incorporated have been the market leader in selling buy to let houses in the USA for the past five years. Due to high demand  from our overseas investors Global Investments Incorporated will launch their new UK division in Jan 2018. Like in the US we will brining you the best priced tenanted properties available in the UK today, all of our properties will come fully refurbished and will come with tenants in place. Our UK division will offer investors an all-encompassing service that incorporates sales, lettings and a range of property management services to maximise your UK buy to let investment. Like the US, the UK is also a complex market with many different types of properties available offering different types of returns from student buy to lets to shares in a Care Home, we believe that as a company the best type of UK buy to let property is the basic family home. Brick properties in decent areas with good sitting tenants and a property that you own outright, freehold with no assurances or leasehold buy backs. As a UK registered company we are backed up by a solid core team of knowledgeable individuals, our team negotiate the best deal that simply cannot be found elsewhere. As a result, all of our properties are heavily discounted and are high income producing investments, we strive to deliver all the services an investor may need under one roof. To start our UK launch we will be concentrating in the Northeast of England where property prices remain undervalued while rental values are increasing steadily. The Northeast can deliver very healthy returns for those seeking strong yields with ‘bricks and mortar’ security. The North East has consistently featured at or near the top of the UK’s ‘best places for buy-to-let’ list for the last few years, there are not many parts of the UK that can offer low purchase costs and high rental demand. According to recent article by “This is Money” (which won financial website of the year) Buy-to-let landlords are buying up property in the North East as central London rental market shows signs of ‘topping out’ . Buy-to-let landlords are snapping up more properties in the North East to take advantage of high annual yields. The proportion of existing landlords in the North East looking to buy more homes in the region over the next three months has doubled to 19 per cent since last year, according to the National Landlords Association. When compared with the nationwide average of 4.2%, the North East property market demonstrates very favourable returns – with up to 10% returns available in some cases, property prices in the North East are low and the rents are very high in comparison to most other areas. The North East of England has seen huge changes in its economy in the last 30 years.  Since the demise of the coal mining and ship building industry in the 1980s, we have seen a surge of investment from the government and international corporations like Nissan, Caterpillar, Sage and Black and Decker. The North East has five of the top Universities in the world – Durham, Sunderland, Northumbria, Newcastle and Teesside. According to the estate agent Savills, the North East, and in particular South Tyneside is one of the top 10 locations of Britain expected to see the biggest house prices rises over the next five years. Your money goes a lot further in the Northeast, we will be offering three bedroom family homes fully refurbished in good locations from under £50,000. Each property we sell will be refurbished by a local building company and managed by a local management company. With offices in the Northeast of England you can be sure we will have every box ticked and oversee every part of your investment from start to finish, we will also be able to accommodate and inspection trips if you should like to come and see the properties first hand. “ I am personally very excited about this new market and can not wait until 2018 when we launch our UK division. We are looking forward to bring our international and local UK investors another great property investment opportunity here in the UK . ”  – Mike Moodie CEO Global Investments Incorporated  If you like more information on our exciting new properties in the UK please email [email protected]

10 QUESTIONS TO ASK WHEN BUYING USA BUY TO LET INVESTMENTS

Real Estate has produced many of the worlds wealthiest people and one of the most lucrative Buy to let markets at the moment is the USA. Investors all over the globe are taking advantage of the low priced homes and the high returns offered by different housing markets in certain States. But like any investment it is better to be well versed before diving in with all or even some of your savings. You need to arm yourself with as much information as possible so you can make an informed decision before making the plunge. Manchester Based firm Global Investments Incorporated have been selling these types of investments for coming up to 6 years and lead the market in sales to the overseas investor. We asked CEO Mike Moodie what his advice would be and what questions a first time buyer should ask before they get involved. Mike suggested the below 10 points investors should consider before investing. Which Company should I buy from? – In my opinion this is one of the most important choices and obviously this is the first decision you will make before even looking at the properties. This is very important as you will be looking to build a relationship with this company moving forward and taking their advice and guidance on many matters so its really important that you feel comfortable and confident in them. You should always look to speak with someone rather than just email communication.  I would also look for a company that has a good track record in this given market and has at least a few years in this business. Which State should I buy in? – Well this is a hard one as its really a personal choice sometimes and depends on the individual.  All of the areas we sell in offer excellent returns and also good capital appreciation, some more than others. I guess that the investor really needs to decide whats more important? The net return or growth or in some cases getting a balance of both. ( My advice would be to look at all the options before making a decision and see what each area offers you and your given budget ) Should I buy in my own name or a company? For the fist time investor I think its probably better to initially invest in their own name and later if we want we can always open an LLC and transfer the ownership over from them to the company. It is really only beneficial to own in an LLC if the investor is looking at purchasing multiple homes. So its very easy to make this decision after the first purchase has been completed. Obviously if the clients intention is to build a portfolio then we would advise the company set up and purchase in the name of the LLC from the start. Should I buy a vacant or tenanted property? I think that both of these options are good,  again it is sometimes a personal choice. Buying a tenanted home is great as it gives an immediate income from day 1 but the buyer should ensure that all the correct due diligence has been done on the lease agreements and rent history of the current tenants. On the other hand I do speak with some investors that like to buy a vacant refurbished home that they can have an involvement in the tenant placement with the new management company. The downside is that maybe it may take a month or two before they find the right tenant but I do remind my investors that a few months on a 5-10 year investment is really small and not a big issue. So again really its down to the individual. Can I have an Inspection? This has to be the biggest question the buyer should be asking they should never close out on a property unless they can see a full independent inspection. They should also ensure that any fees or deposits are subject to this inspection and that should they not like the report these funds can be transferred to an alternative of their choice. Should I buy a Section 8 house or private? Again this comes down to personal choice. Both tenants can prove to be excellent but agin comes down to how well they have been vetted. Obviously a lot of investors like the idea of Section 8 as the rent is paid direct to the landlord but if a private tenant has been vetted correctly by the managing agent then the rent should be as good as guaranteed anyway. (Section 8 homes would also normally come with a premium due to the guaranteed factor ) Can I have a US account for my rent? This is one of the biggest questions that we get asked and its really simple. The bottom line is it doesn’t actually matter. The managing agents that we use will send your rent to which ever account that you nominate. Obviously it can save on wire fees etc. if you do have a US account. You can only open a personal account if you are present in the bank in the US however we can open company accounts for our clients without them being present. Who will manage my property when I am so far away? This is probably the most important of all of the questions and in my opinion the management company you use is as important as the property you choose to buy. Like I tell my investors you can buy the best located house in the world but if its managed badly it can turn into a bad investment. Ensure that the company has a lot of experience and years in their given filed and also that they provide full support and on line portals so you can manage your property from further a filed. Also from our experience most management companies only like to work with their clients via email. My advice

“ Detroit Moving up the Rankings “

The city of Detroit has come through some tough years but the struggling city is really coming back strong with news that it is now one off the hottest housing markets in the US. According to the popular Real Estate Website realtor.com the Metro Detroit area came in as the 4th hottest housing market in the United States moving from 10th only last month. This news will give current and future investors motivation to get involved now rather than later with prices expected to rise even further and supply of good tenanted houses to drop as investors snap up the best deals available. According to the chief economist of Realtor.com Danielle Hale, Detroit is still operating at approximately 20% lower than its national competitors, even with the recent increase in housing prices. In the last two years Detroit has seen the highest capital growth than any other city in the US. Also in addition to low housing prices, Detroit’s current median income is now on par with the national average making the rental market even stronger. Again another big plus for overseas and local investors. In recent months properties in Detroit have seen almost double the amount of viewings than other areas across the US. Global Investments Incorporated is one of the biggest sellers of Detroit Investments to the overseas markets having sold close to 5000 homes in the past five years. We asked CEO Mike Moodie his thoughts on what is going on in Detroit with the supply and demand, “ Well the stats don’t lie and yes although we are seeing an incredible amount of enquiries for Detroit homes, the issue for our buyers is the available listings. These homes are in such huge demand right now that as soon we get any house that is well located, in good condition and with a solid tenant it would normally sell within 24-48 hours. Even in some cases where the Seller maybe asking more than the market value they still sell quick as they are well below the national average. All of these factors are making Detroit a very tempting market for our overseas investors.” For further information on the  “ Detroit Come Back “ or to see some available listings please email Mike or any of his team at [email protected]

THE CHANGING FACE OF DETROIT

Detroit has come a long way over the past 7 years but the Motor City has not stopped growing and moving forward and is constantly changing for the better. After detailed renderings were released for Gilbert’s latest project, images of a new 35-story office tower began popping up in public media. The tower is part of the Bedrock Detroit project, which is scheduled to begin construction in 2018 at the cost of $800 million. The project will convert an essentially vacant two-square block area into a useable office and residential space. The recent renderings of Gilbert’s plans for the project are not the first to be released for public consumption. The previous edition of the drawings depicted a 20-story tower, but alterations have clearly been made to the project as the plans currently display a 35-story tower in its place. At last mention, the project is scheduled to contain 818,000 square feet of office space, 170,000 square feet of retail space, and 482 residential units—making it an all-inclusive facility. Detroit’s first high-rise office tower in a generation with over 480 residential units, full of public spaces and pedestrian walkways,” explained recent statements released from the Bedrock Project administration. As well as the retail, office, and residential space already allotted, the project is said to contain an additional 48,000 square feet that will be deemed for public use. “We are going to focus a ton of thought around public space at the Monroe site,” said Gilbert. “You’re going to see a ton of public space and public amenities within the development.” According to statements made by Gilbert in recent weeks, the project will involve tall ceilings and provide access to sunlight that has been unparalleled in Detroit before. Currently, the site is being utilised as a temporary skate park called Wayfinding. This is scheduled to be torn down in January of 2018 so that Bedrock’s construction can begin. The project is slated for a finish date of 2022. Detroit still offers an incredible investment opportunity for local and foreign investors looking for turn key opportunities. Global Investments incorporated haver sold more properties in Detroit than any other overseas company. “ We are still sourcing excellent opportunities in Detroit for our investors but of course as news like this comes out suppliers will start increasing prices as the city gets stronger and stronger so now is a great time for investors to get involved and take advantage of these turn key opportunities in a vibrant and growing marketplace. “ Mike Moodie. – CEO. CLEVELAND OHIO – THE NEXT DETROIT

Prices in Detroit are on the move and there is a shortage of good stock, investors are on the look out for the next hot product that can rival the Detroit marketplace and give similar value and returns that the Motor City has given investors over that past 5 years.  Global Investments Incorporated are the biggest selling overseas Detroit company and have almost 2,500 Sales in the city. The Manchester based firm is always on the look out for the next big thing in the USA buy to let market and CEO Mike Moodie believes that Cleveland Ohio is exactly what they have been waiting for.  Located in Northeast Ohio on the southern shore of Lake Erie, Cleveland is one of the 50 largest cities in the United States. Cleveland is often known for its famous sports team and continues to develop the riverfront area between the stadiums.  Cleveland job market continues to grow with a sizeable push from the health care industry as well as large companies such as Cliffs natural resources, Forest city enterprises, Sherwin Williams, KeyCorp and NACCO Industries. With a strong demand for rental properties Cleveland presents some impressive investment opportunities for the overseas and domestic buyer. Many investors looking for good income producing properties find Cleveland to be a good balanced investment that provides steady cash flow.  Some of the main reasons why Cleveland is tipped to be the next Investment hot spot.  • 95% housing occupancy rate in downtown Cleveland (Downtown Cleveland Alliance, 2104)Cleveland is among the Top 10 job markets for new college graduates – (CNN) • Northeast Ohio is one of the hottest entrepreneur regions in the nation – (Entrepreneur) • Cleveland serves as headquarters to 11 companies on the Fortune 500 list, both industrial and non-industrial, including National City Corp., Eaton Corp., Parker Hannifin Corp., Sherwin-Williams Co., KeyCorp, Nacco Industries, American Greetings Corp., Ferro Corp., Medical Mutual of Ohio, Applied Industries Technologies, and Lincoln Electric Holdings (City-Data.com) • Home to 27 area colleges and universities • Regional Banking Hub: home to one of 12 Federal Reserve Banks • Home to four professional sports teams • Home of the Rock-n-Roll Hall of Fame with 7+ million visitors • University Hospitals named one of nation’s best hospitals – (U.S. News & World Report) • Home of the nation’s first Medical Mart We asked CEO Mike his opinion on the Cleveland market place and he thinks that it can really rival the Detroit market with the same sales and success they have had in Detroit for the past 5 years.  Mike added. “ I have been studying the market in Cleveland for some time now and have been actively trying to source a good supply of income producing houses which we have finally managed to do. It is really important that we do our due diligence on the supplier and also the areas and neighbourhoods that the properties are in. At the moment there are other companies selling homes for as little as $20,000 and offer projected returns of up to 30%.  We really dont want to get into this price point as normally these types of homes would be in not so great areas and would  need maintenance in the coming months and years which of course would eat into any rental income or projected ROI.   Our new supply of Cleveland homes are in great neighbourhoods and the properties are updated and the tenants are fully vetted ensuring that our investors get a hands off income producing property with little or no hassle. Our prices will start around the $35,000 with good real returns of around the 18-20% mark. “ To find out about what Global Investments Incorporated have to offer in the Cleveland area email [email protected] or go to there website https://globalinvestsinc.com/cleveland-investment-property/ “ Detroit is still going strong but in my opinion as a company we have another 12 months before the market starts to out price itself and a different type of buyer will come in. I think that Cleveland Ohio is an excellent opportunity for our investors and in time could take over Detroit in enquiries and sales. We are excited and pleased to be working with our new supplier in the region. “ Mike Moodie CEO Global Investments incorporated.

SHOULD I INVEST IN SINGLE OR MULTI FAMILY HOMES?

When investing in the US Buy to Let market one of the biggest questions investors have is should I buy a Single family home or a Multi family home. We asked Global Investments Incorporated CEO Mike Moodie what his thoughts were on this subject and what advice he would give both new investors and his seasoned investors.  Mike was quoted in saying. “ Well its actually a very difficult subject as both in my opinion have their advantages and dis-advantages so the investor really needs to evaluate their long term goals along with the pros and cons of each and then make an informed decision.  Of course we can guide our investors in the right direction but ultimately the final choice is theirs. “  Mike and his team have outlined what they feel are the pros and cons of each.  Single Family Homes  1. Pros – These in our opinion are the safest options especially for the new investor. As markets fluctuate up or down there would always be a demand for this type of property. The other advantage is that of course you are only dealing with the one tenant and not multiple families. (This also means things like lawn up keep and snow removal would be the responsibility of the tenants and not the landlord, unlike multi family homes where the norm would be that the landlord is responsible for this) Also normally a Single family home would be smaller than most Multi family homes so when we discuss maintenance in future years this should be minimal and less than a large Multi family house.  2. Cons – When looking at capital appreciation normally you would expect a Multi family dwelling to appreciate more due to its size and sqft. Yes Single family homes are a lot easier to acquire but when it comes to growth this would be slower than the multi family homes. Also one of the disadvantages of a Single family homes is that if the property is vacant you would have zero income until the management company replace the tenants whereas with a multi family home they can loose a tenant but can still produce an income with the other occupied units. It is rare to see a Multi family home totally vacant. Multi Family Homes.  1. Pros – If you are looking to acquire a large number of properties and build a large or small portfolio then a multi family property would allow you to do this quicker than buying the Single family units allowing you to grow your investment portfolio quicker. Generally a Multi family home would be cheaper to manage as the income revenue is normally much higher than that of a Single family home. Also Capital Growth would be expected to be higher with a Multi family home than with Single family homes.  2. Cons – The purchase price of a multi family home would be more than a Single family so the initial outlay for investors could be substantially more. The biggest problem with the multi family house is availability of good stock. They can be very hard to find in good neighbourhoods like the Single family homes so from an investment point of view this is a riskier option. (Anyone buying a multi family home should look carefully at the area and the neighbourhoods that you are buying in, there are a lot of homes like this that are located in bad areas) Mike added. “ Like I said earlier, ultimately the decision is down to the investor but my advice is to run the numbers and do your homework on the area and the management. Obviously our clients rely on us for guidance but the long term goal is important along with the investors expectations. I think as a novice investor the SFH or Single family dwelling is the better choice and will let them understand the market for substantially less of an investment, whereas for a seasoned investor looking for higher returns and quicker growth maybe the Multi family would be the way to go. “  Global Investments incorporated provide both good Single and Multi family homes in all of the locations that they sell in.
