ATLANTA UNDER CONTRACT

Atlanta Georgia was one of the most demanded investment cities in 2014 in the wake of the US crash, the low prices and strong rental market pushed demand to unprecedented levels which could not be sustained. Typically every tenanted property that came on the market was subject to a biding war, everybody wanted a slice of one of the best cities in the US Since then the market has levelled out somewhat due to increased property prices and a poor supply of inventory but demand is still on the rise, the majority of investment properties being offered today are vacant in need of refurbishment and often over 30 minutes from the city. Overall in the United States there is a shortage of homes available on the market. The lack of inventory is especially evident in the Downtown Atlanta area and North Atlanta suburbs where inventory shortages have resulted in price appreciation of 10% or more in certain areas. Over the last two years, during the summer months there was essentially the same number of homes on the market as the number of properties sold. The National Affordable Housing Management Association—described as a “leading voice” in the fight for affordable housing in the U.S.—highlighted actions by Atlanta government leaders and developers in an analysis of rental conditions in cities across the land, noting that teachers, firefighters, police, retirees, and others are having difficulty affording to live in the cities they serve. NAHMA summarised the local situation as follows “ The City of Atlanta is currently experiencing a surge in multifamily housing construction brought about by a strong regional economy and growing demand for urban living. However, most of the rental housing delivered over the course of the last several years is unattainable to entry-level employees and public servants working in the municipality proper” Atlanta at the moment is a beehive of new development, it has recently experienced a influx of new residents and businesses due to the new construction. Downtown Atlanta is home to numerous attractions, sporting events, and Centennial Olympic Park. Atlanta ranks third nationally in the number of Fortune 500 companies headquartered in one particular city (16 total). Some of the Fortune 500 companies headquartered in Atlanta include The Home Depot, UPS, Coca-Cola, and Delta Air Lines. Atlanta also headquarters ten Fortune 1000 companies, generating $345.6 billion of revenue. In addition, more than 75% of the Fortune 1000 companies have operations in Atlanta. Atlanta is the Capitol of the South and has the fastest growing population in the US, the population of Atlanta is expected to increase by 43 percent from now to 2025 which will push demand even further for rented properties. Atlanta is a major transportation hub and is home to the busiest international airport in the world. Atlanta has a high number of colleges and universities, more than 30 institutions of higher learning are located in Atlanta. Atlanta receives 16.5 million visitors each year, there are 130 retail centres and 54 public parks, the city is home to the fourteenth largest mall in the USA. And this isn’t even the half of it, Atlanta is becoming a Hollywood rival in film production; home to national teams in every major competitive sport; a mecca of world renowned universities; entertainment destination and cuisine hot spots, Atlanta is easily the number one choice for investors given real estate prices have not yet succumbed to the radical prices of New York City and Los Angeles. So we can see clearly that Atlanta is an incredible investment but currently it is not ticking every box for the overseas investor. There is a huge demand for rented properties but this is not being backed up by a supply of turnkey properties, especially ones that are not subject to a bidding war. In 2017 the metro Atlanta real estate market will continue to be a seller’s market as modest construction of new housing and the low turnover of existing housing stock will continue to keep inventories low and elevate prices of houses on the market. The Atlanta business chronicle recently ran an article titled – Affordable housing and the mayor’s race: ‘There is nothing more important” The article stipulated how important affordable housing was going to be for the leading candidates for Mayor. Global Investments Incorporated have been waiting for the right opportunity to enter the Atlanta housing market, we have been looking at this market for over three years now but could not offer the right product to our investor clients, we did not want our clients to be part of a bidding war or purchase vacant properties that need work. We are proud to say that our tireless hard work has paid off, we have just signed up an exclusive agreement of 49 townhouse just 15 minutes from Downtown Atlanta, all of these homes are refurbished, tenanted and come within the confines of a secure well maintained development. Due to the huge demand in Atlanta this development will be offered on a phase basis of 10 properties per time, the development is ideally situated less than 3 miles from I-75 and 10 minutes from Jackson-Hartsfield International Airport. CEO Mike Moodie was quoted saying” This is one of the best developments to come on line in the US in recent years and we expect to be sold out in a number of weeks, if you have been looking for a good rental property in the Atlanta housing market this is the one you have been waiting on”

“ THE IMPORTANCE OF PROPERTY MANAGEMENT AND WHAT YOUR PROPERTY MANAGER SHOULD DO “

After selling 4000 plus homes in the US we believe that the on the ground property management and support you receive is as important as the property you buy. At Global Investments incorporated we strive to partner with the best most efficient management companies in each city we sell properties in.  When we open in any new region, CEO Mike Moodie personally travels and meets a number of management companies to decide on which one would provide the best hands on service for our investors. Before we agree to pass our investors over to the management companies all the correct due diligence is carried out, including speaking with current clients of the specific management companies and finding out about their experiences.  A good property manager in the US would normally take 10% of the gross rent each month for their services. The services that they provide should be as follows.  1. Rent Collection – The most important job. Collection of rent is vital and needs to be done in a professional manor. Our management companies ensure that they have a good relationship with both the tenant and the landlord and will collect the rent on a given date every month and will then deposit or wire the funds to whichever account our investors choose.  2. Maintenance – As a landlord you would be responsible for maintenance issues on the property should they arise. The property management company should handle all of the tenants needs and requests 24/7 on your behalf. This should also include getting you the very best quote for any works that are needed.  3. Book keeping  – Your property manager should provide a book keeping service ensuring that this is as hands off as possible for you and ensuring that you are following and recording any incidents with the property and also documenting any tenant requests and issues.  4. Tenant placement – Another major factor in property management. Our property managers will ensure that all tenants are correctly screened and all checks are done before making a placement, including credit, criminal and previous landlord checks.  5. Defaulting Tenants – When you hire a property manager they should not only be responsible for collecting the rent but also dealing with the legal procedures in the instance a tenant defaults. Sometimes this may mean negotiating directly with the tenants in person in the case that they are maybe only a month behind, or other times may mean filing legal processes in order to remove them from the property.  When choosing a property management company of course you should do your own research and home work. Once all of the above is in place and your property manager has been appointed then as an investor all should be pretty plain sailing and if for what ever reason issues do arise your property manager is there to handle them in the most effective and professional manor.  “ You can buy the best located property with the best tenants in place but if the property is managed badly this can tun into a bad investment which is one of the reasons we make sure that we only work with the very best on the ground management companies with decades of experience in their given fields. “ Mike Moodie – CEO Global Investments Incorporated.

Niagara Falls – NY – USA – Investors flock to the Up State City

Niagara Falls has been receiving huge interest in recent months from overseas investors, the once quiet little city is becoming a hub of investment and development. Niagara Falls, USA is seen as the number one untapped tourism destination in the USA ,125 million people live within a day’s drive and over 20 million people visit each year, three world class casinos draw over 6 million visitors a year. Both Buffalo and its sister city, Niagara Falls are undergoing phenomenal transformations spurred by billions in public and private investment. The Niagara Falls Redevelopment (NFR) has now spent more than $90 million in the Niagara Falls area as part of its continuing effort to develop key parcels in downtown Niagara Falls, USA. Amherst-based Uniland Development has revised its plans for the $150 million Wonder Falls Resort that will occupy much of the vacant Rainbow Centre Mall, and just around the corner Canadian hotelier Michael DiCienzo wants to invest $70 million in his Sheraton expansion. The region’s economic development pipeline continues to overflow with ambitious projects and indications are the trend will continue for at least the foreseeable future. Redevelopment and new construction abound, and businesses from restaurants to galleries to technology centers are opening at the fastest pace in more than 50 years. All of the excitement around Niagara Falls has led to a re-branding by the Tourist Board to increase tourism to the area and promote other attractions and not just the Falls, their new slogan is “Niagara Falls USA: Where Adventure Comes Naturally.” Reports from the major attractions indicate the number of visitors reached record levels last season. The goal of the new branding is to capture the essence of Niagara Falls now and for the foreseeable future. So what impact is this having on the housing market ? a huge one. If you were to take a similar property and drop it on the other side of the Falls you would be looking at paying over three times the price, that coupled with the fact that the US side of the Falls is a buzz of re-development is causing a frenzy of investment, even by the Canadians. Niagara Association of Realtors president Patrick Dummitt says he expects the increasing demand for property throughout the region to continue for years to come. Niagara is becoming the place to be for business people, residents, and investors. According to realtors across the whole of Western New York, the Buffalo and Niagara Falls housing market is red-hot right now – asking prices have risen to all-time highs and bidding wars can raise those prices even higher. The supply of housing inventory in the market has fallen 30% across the area since this time last year, according to the Buffalo Niagara Association of Realtors. So there is no question or doubt that Niagara Falls is one of the best investment areas in the US right now, the problem is finding the right properties at the right price while market prices are on an upward trend. Global Investments Incorporated has teamed up with one of the biggest housing suppliers in the Falls area, the properties are refurbished tenanted and all under management, they are also offer incredible value for money and are all very well located to take advantage of the current re-development. CEO Mike Moodie is quoted saying “Niagara Falls is going from strength to strength and has now overtaken Ohio as our second most popular region, at this rate it will soon overtake Detroit. With this new exclusive signing the next few months are going to be busy in Western New York State” If you would like more information on our exciting new product in Niagara Falls please contact Mike or any of the team at Global or email [email protected]

DETROIT – “ BELIEVE THE HYPE. “

Detroit has been a favourite for overseas investors for the past 5 years with buyers from all over the planet looking for good growth and high returns. The once declining and bankrupt city seems to be coming back as strong as ever with positive news flooding in from the Motor city every day. Manchester based firm Global Investments Incorporated are officially the largest supplier of Detroit turn key homes to investors and have sold close to 2,500 homes in the city over the past 5 years. We spoke to CEO Mike Moodie and asked him his thoughts on what is happening in Detroit. Mike was quoted in saying, “ Well, anyone that has followed Detroit over the past 7 years would know that it has come from a very dark place and is now going through some major changes which in my opinion will finally put the city back on the map. In my opinion investors have a very small window of opportunity to buy up some of these incredible turn key opportunities before the market is out priced and returns are lowered.” Below are just some of the changes on the Horizon for the Motor city. 1. The M1 Rail link – Q Line has been a long anticipated project, but has already begun to increase surrounding property prices since its announcement. 2. Gordie Howe International Bridge – This incredible bridge won’t be launching until 2020. It will tie the Detroit area to Canada, making international travel between the two areas easier. Currently, Canada has spent over $100 million on site preparations with Detroit soon to follow suit. 3. Hudsons Site – Another project set to be completed by 2020. This development is set to be the tallest building in Detroit. It will span an amazing 1.2 million square feet and will be considered mixed-use: a combination of commercial, office, technology, culture, and arts. 4. Little Caesars Arena – Soon to be the home of the Red Wings and the Pistons. This project offers more than just a new arena. The entire surrounding area is being built-up with at least 50 minimal projects in the works. 5. Fitzgerald Redevelopment – A full rejuvenation of this popular neighbourhood is underway, with over 100 homes set to be renovated over the next few years. 6. Bush Park Historic District – Prices are already rising in this long-forgotten district. Redevelopment has begun with mansions being restored and residential units being constructed. One such addition is The Scott at Brush Park, a 400-unit high end apartment building. 7. Capital Par – A recent announcement brings good news to Capitol Park. The Farwell Building and the David Stott Building are going to be undergoing renovation. The area will also see the addition of two new contemporary buildings for residential use, as well as several micro-apartments. 8. East Riverfront – Redevelopment of this area is highly anticipated. Renovations of vacant warehouses and land to include residential and retail areas, a new greenway, an urban beach, and an extended Riverwalk will all be in the plans. 9. Corktown. – There are several projects in the works for this area of the Motor City. The old Tiger Stadium is set to become the new PAL headquarters, complete with a baseball field, and a residential area. Just down the road, the Checker Cab building will be transitioned into lofts and more residential areas will be set up in the five blocks surrounding the building. The City of Detroit is currently planning—or starting—10 major transformational projects that will help boost the appeal of Detroit’s quality of life. The City, which has already seen an influx of Millennials in recent years, will not only be rejuvenated by these transformations but will see a new outward appearance, one free of blight and ripe for change. Moodie also commented. “ In recent years, development has been a major focus for the Detroit Metro area. There are new projects in the works that will be transforming the city in a major way, increasing living quality and benefiting the local economy and making this an even better investment for those people who have already taken the plunge or for those thinking of getting involved, however investors need to know that with increased demand prices are on the up so better to get involved now than keep siting on the fence. Detroit is definitely back and this time is here to stay. “ To find out what Detroit opportunities Global Investments Incorporated has to offer please email Mike or any of the team at Global at [email protected]

CELEBRATING 5 YEARS WITH GLOBAL INVESTMENTS INCORPORATED.

Global Investments Incorporated are coming into their 5th year of business. In the past 5 years the Manchester based company has sold in excess of 4,000 homes in the USA Buy to Let market in areas like Detroit, Ohio, NY and Florida. They are just about to launch a new updated website with new stock for there investors so we wanted to find out what the 5th year of business for Global Investments has to offer. We asked CEO Mike what his plans are for the rest of 2017? “ Well lets start with saying the first 6 months of 2017 has been exactly what we expected. Manic. Our Detroit sales have surpassed any of our previous years and we have had record breaking sales months back to back for the past 3 months which has never happened before. The demand for the city is crazy with enquiries coming in from almost every continent. Again the Middle east, Canada and now South America being our biggest markets for Detroit. This being said we have also been doing well with our turn key products in Ohio and up state NY ( Buffalo ) where sales are very steady. With Detroit doing so well we ask Mike why he would be looking for a new product for the companies investors. Mike was quoted in saying. “ Detroit is fantastic but I do think that it has hit its high when its comes to interest and sales. Its an amazing time for our investors to get involved in Detroit right now but the stock is for sure drying up and prices are on the move. We have great suppliers but they can only get us what is out there and we work with probably the best 3 brokers in the city. This is the reason we are looking forward and trying to find our next Detroit. We have already released some great stock in Niagara which is only 15 minutes from Buffalo which we have done very well with over the past few years and I am sure our Niagara product will do just as well if not better. Also we have just signed up some exclusive product in Cleveland Ohio which we think is going to be huge. We have a great supplier and an excellent on the ground management team which is vital when opening in a new region like this. In my opinion Cleveland is today where Detroit was 3-4 years ago so investors have a great opportunity to get involved when the market is at its lowest and ride the wave for the next few years. Our new stock will be released in the next 10 days. Prices will start from around 20k USD with returns up to 25%, again very similar prices and returns that Detroit was seeing a few years ago. “ Mike added. “ Tomorrow we are launching our new website which we have been working on for the past 6 months. Its very different to the current site and will have all of our new product and information on there. As a company we are very proud to be coming into our 5th year of business and still going strong and can say that we have by far the best turn key opportunities in the USA market. “ Well it looks like Global Investments Incorporated have their finger on the pulse when it comes to USA turn key investments. If you would like any more information or to see the latest available properties please email Mike or any of his team at [email protected] and they will be happy to help.

CLEVELAND AND DETROIT – TWO GREAT NORTHERN CITIES

Detroit has lead the way over the last 12 months as the hottest investment property market in the US, with New York coming in second and Toledo Ohio coming in third. Things look like they could start to change over the next 12 months, with house prices on the rise in Detroit investors are now seeking other cities that offer great rental properties but also sustain a high return on their investment. One city that has now caught the investors eye is Cleveland Ohio, the reason for this is simple, Cleveland Ohio offers investors low priced properties which attract high rents in a bustling city. Cleveland is located in Northeast Ohio and currently is undergoing more than $12 billion in major capital investment, it currently possesses a $170 billion economy. 70% of the Fortune 500 companies have a presence in this region and it has the fastest growing healthcare economy in U.S. In Greater Cleveland there are more than 51 thousand small businesses which are pushing rents upwards. So you may ask if there is so much going on in Cleveland Ohio why isn’t everyone investing there ? well the answer is they are. Cleveland News 19 recently ran an article – WARREN BUFFETT WANTS TO INVEST IN CLEVELAND The 2nd richest man in America has been focusing on the rejuvenation of this region and looking at investing in the Goldman Sachs 10,000 Small Businesses program. Detroit billionaire Dan Gilbert who poured nearly $2 billion of his own money into revitalisation of Detroit is the owner of the National Basketball Association’s Cleveland Cavaliers, Gilbert has invested close to $1 billion in and around downtown Cleveland. If you walk around Cleveland today you will see various sites and buildings under construction or planned for near-term development, most notably the redesign of Public Square. Cleveland like Detroit is changing and is becoming bigger and better, there is a 95% housing occupancy rate in downtown Cleveland and it is now among the Top 10 job markets for new college graduates. Cleveland still has a few turbulent years ahead, local house prices universally have been rising in Cleveland but prices across much of Cleveland and some surrounding communities remain far below their peak, many homeowners in Northeast Ohio believe that the real estate recovery still hasn’t arrived. Investment is about timing and like Detroit the time is right for Cleveland, Global Investments have teamed up with some of the best brokers in Cleveland and are currently working on launching our new division in downtown Cleveland, like Detroit we will be offering well priced properties under great management and in the right locations. But is not just about property sales, we will ensure that our properties are well maintained and add value to surrounding communities, we will work with local companies and builders to make sure we contribute to the redevelopment. Cleveland Ohio is a fantastic city, we feel as passionate about Cleveland as we did about Detroit four years ago, 2017 will be a big year for Cleveland and we are looking forward to being part of it.

“ TENANTS “ OR “ NO TENANTS “

The age old question when buying USA buy to let property is should I buy a property with tenants in place already or a Vacant property and place my own tenants. We asked Global Investments incorporated CEO Mike Moodie his thoughts on the matter. “ Well, its not the easiest question to answer as there are pluses and minuses for both sides, so as an investor you need to weigh these up before making a decision. The majority of the enquiries that we receive would normally be for properties that have an immediate income which means that they would want properties that already have tenants in place. In my opinion as long as the tenants have been vetted by the management company and the normal checks have been done on the rent history etc… then these types of tenanted properties make a great investment. “ So if this is the case then why would an investor want to buy a property that is vacant? We asked Mike the same question? Mike added. “ Tenanted properties are great and like I said as long as the checks have been done will provide a great investment but there is an argument to say that buying a property that has been freshly rehabbed allows the investor and the management company to place a fresh new tenant on a long term lease. The only down side to this is that if may take a few weeks or even a month for the management company to do the correct checks and then place the tenant. If we look at the big picture our investors are buying these homes for 5-10 years so a month to place an excellent long term tenant is not really a big deal.” Global Investments incorporated have been providing USA turn key properties for the overseas investor now for 5 years and have sold more than 4,000 homes in many cities, Detroit, NY, Florida and Ohio. As a company they provide a one stop shop for the investor, delivering on the ground management and an unrivalled after sales service. We asked Mike how important the management is in both of the scenarios. “ Well management in my opinion is the key to these investments, as without good management a great property can become a bad investment. We have been working with a few excellent management companies in all the states that we work in for some years now. In both of the scenarios management will play an important roll as with a tenanted property we would ask them to check all the lease agreements and rent rolls and history of the current tenants to ensure that the return for our investor would be immediate. In the case of a vacant property, well its the management company that would be sourcing and vetting the new tenants on behalf of the new owner. So in both cases the management play a vital roll. As a company we strive to provide the best quality turn key property both tenanted and tenant ready in all of the areas in the US that we sell homes. “ To see available turn key and tenant ready homes in Detroit, Ohio, NY and Florida please contact Mike directly on [email protected].

Detroit –  The clock is ticking for overseas investors.

For the past 5 or 6 years investors from all over the world have been taking a chance on the cheap housing market in Detroit and snapping up homes from as little as $25,000 with returns up to 25 and 30% in some cases. Global Investments Incorporated have been a major player in the US market place in the past 5 years and have sold more than 4000 homes in this time,  with their main source of sales volume coming from the Detroit Housing market. CEO Mike Moodie told us that Detroit accounted for 70% of the companies business over the past 5 years. House prices in Detroit certainly seem to be on the rise and the availability of good stock in the best locations also seems to be drying up. We spoke to CEO Mike about the changing trend in the Detroit marketplace and asked him if he thinks the window of opportunity is closing for the overseas investor. Mike was quoted in saying “ Listen I think there will always be an opportunity in Detroit certainly for the foreseeable future, but do I think there has been a shift and a change in the market, 100%. I still think that Detroit is a fantastic opportunity for our investors but I think that the days of buying properties at $25,000 with 30% returns are almost over and investors may need to re-think their budgets and start looking at prices between $35,000 to $45,000 with returns of around 20% which of course are still very attractive. We basically have stock in Detroit tied up and over the past 5 years we have managed to find the best suppliers of turn key properties to work with. It really has never been an issue for me to replenish our stock but over the past 5-6 months we are finding it increasingly difficult to get the lower priced properties in good locations and we have also seen an increase in our average sale of approx $5,000 per door. “ Looking at the Detroit Market and what Mike is saying,  the figures certainly seem to back up what the companies CEO is claiming. Median home and condominium sale prices in November 2016 rose by 9.6 percent from the year before as the number of on-market listings continues to fall. In the four-county region that includes Wayne, Oakland, Macomb and Livingston counties, median sale prices jumped from $146,000 in November 2015 to $160,051, according to a report released by Farmington Hills-based Realcomp Ltd. II. The total number of home and condo sales in the region climbed by 17.3 percent year-over-year. Livingston County bested the regional figures in median sale price and home and condo sales increases. Prices increased by 13.9 percent, best in the region, from $208,000 in November 2015 to $236,900 last month. Homes sold rose by 19.6 percent, from 230 to 275 last month, giving it the second-highest percentage increase behind only Wayne County which still has the highest number of sales. In Wayne County, total sales grew by 23.8 percent from 1,338 to 1,656 in November 2016, according to Realcomp. Median sale prices climbed 12.6 percent, good for the second-best increase, from $101,000 to $113,746. Much of the positive growth can be attributed to a lack of available housing stock. In November 2015, there were 21,559 homes and condos on the market in the four-county region. In the same month in 2016 there were just 12,520, a 41.9 percent drop. That’s causing quick turnaround times for sellers as the average number of days on the market fell from 45 in November 2015 to 39 again in Nov 2016, a 13.3 percent drop. All of these statistics and trends seem to have carried on into the beginning of 2017 and do not seem to be stopping with demand increasing for these investment properties, also backing up the Manchester based firms claims of prices increasing and good stock decreasing. We asked Mike what the Manchester based company was doing to deal with this moving trend, Mike added. “ Well first of all we kind of need to re educated our investors and let them realise what is going on in the market place so they understand what is happening and price condition them to this moving marketplace. This will mean that when they see the properties at the $35,000 mark and with returns of 20% they will realise that these are great buys and not to hang about and wait for that property they may think is round the corner,  as by doing this they may miss out all together on what is a great market to invest in now. I also think that given what is happening in Detroit and all the positive vibes coming out of the city, that given the right direction by us coupled with the great on the ground support and management that they will see not only great returns but fantastic capital growth in the next 3-5 years.  Of course we are still pushing our suppliers and we are still getting great houses and we have the best turn key stock out there so I am very confident that if anything sales will increase in the last 3 quarters of the year Detroit will get even stronger than it is today.“ So from what Mike has told us and the figures from the different sources in the US, it looks like Detroit has had significant growth over the pat 5 years and seems that this will carry on for many years ton come giving investors a safe and secure investment opportunity. If you are interested in Detroit and would like more information or to see the latest opportunities please email Mike direct at [email protected]

Move Fast – Detroit and Buffalo Housing Shortages

Over the past 5 years investors have been snapping up homes in the US, with two of the main hot spots being Detroit and Buffalo NY. Well the window of opportunity may just be closing as both of these cities are declaring housing shortages,  so the clock maybe ticking for overseas investors wanting to get there hands on some of these high income producing investments. For the past 36 months, the housing market has been defined not just by demand, which remains sky-high in many parts of the nation but also by the shrinking number of available homes for sale. Starting with Buffalo NY –  Buffalo’s waterfront used to be an industrial wasteland, but now it’s a lively community where a luxury apartment building is going up, amid craft breweries and a massive new ice skating rink. “The inner harbour has been completely redeveloped in the past five years.  “ It’s going through a regeneration and the city is thriving like never before ” says Mike Moodie, CEO of Global Investments incorporated.  “People are moving back to Buffalo. And yes, there are more buyers than there are houses.” The supply shortage has triggered multiple offers and bidding wars. The city’s large population of 45 to 64 year olds who are the least likely to buy or sell, is also limiting the supply. Nearly 40% of heads of households in Buffalo fall into this age range. Until more of those homeowners start making retirement decisions and listing their homes, there won’t be much relief in home supply. Global investments incorporated have been selling homes in Detroit and Buffalo for five years now and owner Mike Moodie has very recently been quoted in saying that the the housing market in Detroit is getting stronger and stronger over the past few years and that prices are increasing and stock is getting harder too acquire. Left for dead for decades now, Detroit’s housing market is truly, finally turning around. Last year the city saw housing price spikes of 11%. In Downtown neighbourhoods, it’s not uncommon to see $300,000 condos and an occasional 1 million dollar loft conversion. “ Detroit gets a really bad rap sometimes but the city is going to surprise a lot of people in the coming months and years with more investment from the Federal Government and investment from overseas flooding into the city like never before. “ quotes Mike. From 2015 to 2016, for-sale homes have dropped by a hefty 25.7% and with the house prices rising like Mike and his company Global Investments Incorporated had predicted, it seems that if you are looking at investing in either Buffalo NY or Detroit you better be sure to make your move soon. Global Investments Incorporated have the best most exclusive investments in both Buffalo and Detroit. If you would like any further information on any of these investments or current available stock please email mike direct on [email protected]

DO I NEED INSURANCE ? WHAT IS A HOME WARRANTY ?

After weeks of selecting your investment property, completing on the property and getting things up and running with your management company some people forget about two very important things, your insurance and your home warranty. On completion our after-sales team will walk you through the next steps and help you get everything in place, they will introduce you to insurance companies, management companies and even a local accountant. We have already done our homework so we know who offers the best insurance polices and home warranties at the most competitive prices. So what exactly does your house insurance cover ? In most standard policies, you will be covered for damage to your property and its contents as well as liability for accidents that occur on your property. As a homeowner, it’s important to carry insurance not only against damage to the house itself, but also to the contents of the house if something should happen, such as a fire or flood. It is important to take out enough coverage to replace what is insured. “Replacement Cost Coverage” gives you the money to rebuild your home and replace its contents. An “Actual Cash Value” policy is cheaper but pays the difference between your property’s worth at the time of loss minus the depreciation for age and wear. Global Investments will put you in direct contact with the main insurance providers in the US on the day you close, they will also help you fill in your insurance application form, we will have you up and running within 24 hours. You can also look at the option of taking out a Home Warranty, these are becoming increasingly popular with overseas investors. A Home warranty covers repairs and replacements due to normal wear and tear or breakdown. It covers items such as your boiler and furnace, electrical and plumbing, roof and air-conditioning. It’s not your homeowner’s insurance policy; a home warranty is a separate contract covering repairs and replacements on systems in your home, usually for a period of one year. If you would like to take out a Home Warranty Global will help you get one in place hassle free, you could also receive 7 months free coverage depending on which option you take. At Global Investments we know exactly what needs to be done from start to finish to ensure that every box is ticked and your purchase goes as smoothly as possible. We continue to provide you with a professional service after completion of your property investment. Once you’ve completed we are still here to look after you as part of our original promise.
