DETROIT – “ The Comeback city set to make good on its promise. “

Detroits revitalisation, after filing for Bankruptcy in 2013 has long been building. In 2015 it was named a Unesco city of design. But experts are tipping 2017 may be the year that the promise the city has been making to investors all over the world becomes a reality. The new Q line Street car is expected to open in April, connecting with the woodward avenue corridor some 3.3 miles between downtown and the revived new centre area. It passes through mid town, home to the Institute of arts and the entertainment focused district Detroit, where a stadium opening this fall will be shared by the Detroit redwings and in a return rom the suburbs, the Detroit pistons. The Manchester based Investment company Global Investments Incorporated has been selling homes in Detroit throughout the last 5 years that Detroit has been going through so much change, so who better to ask than the companies CEO Mike Moodie on what he thinks is happening in Detroit and if he thinks that the experts are right predicting that 2017 will be the year of the Motor city. Mike was quoted in saying. “ Well its been great seeing the transformation that Detroit has undergone in the past 5 years and I definitely think that this will be Detroit’s year. We have more enquiries coming in from all over the world so I think that investors are seeing that the window of opportunity in Detroit could be closing. Sales have increased by almost 20% in the last 6 months and as a company we are always looking for the best priced properties in the best locations for our investors but prices have definitely shifted in the past 6 months. A year ago our average price was approx $25,000 with a net return of maybe 24%. Today the average sale would be approx $35,000 with a return of 18-20%. Don’t get me wrong these numbers are still very attractive for the overseas buyer but soon the price could reach a point where investors start looking else where. Personally I think we have another 12-18 months so this year is a great time to get involved. “ We asked Mike if he ever doubted the cities come back and if he ever thought that it would come back as strong as it had, “ 100% yes, as a company we would never sell a product that we were not 100% committed to and believe in. Don’t get me wrong Detroit has been through some really hard times so its great to see the city back on its feet and fighting back and almost proving all of the doubters wrong. I have to take my hat of to all our investors that jumped on board with us 3-4 years ago as I guess at that time it was much more of a risk than it is today as no one really knew for sure what the city had in store. However on the other side of the coin all of these investors that did buy 3-5 years ago were buying up homes at $10,000 or less that are now worth in excess of $35,40,000, so I guess they are happy they took the plunge and invested as they have almost tripled there investments. “ Global Investments provide turn key opportunities to the overseas buyer with a hands on management and company set ups where needed. With almost 4000 sales in the past 5 years anyone looking to get into the Detroit market or any other USA market should definitely give Mike and his team a call. Welcome 2017 “ A message from our CEO. “

2016 has been an incredible year for our company with a huge increase in sales and demand for our Detroit Investments with sales rising from 412 sales in 2016 to 583 in 2017. I feel that the major contribution to this increase has been a huge improvement in our product and also diversifying our suppliers in the city giving our buyers the best choice available at any one time. The other major factor has been the introduction of a lot of Section 8 housing which our investors feel are a lot more of a hands off investment with rents coming direct from the State. 2016 has also seen us introduce our new Ohio product which has been hugely popular and successful. 90% of the homes that we have been selling in Toledo are Section 8 and fully refurbished giving fantastic returns. The team that we have on the ground this year have done an exceptional job sourcing the homes and also making sure our investors returns are consistent with fantastic on the ground management. Toledo has accounted for almost 20% of the company sales this year and we expect this to rise again in 2017. We have also done very well with our Up State NY product which we expect this to come on strong in 2017 with some positive news coming out of the city in the past few months. Late 2016 we have also introduced a new Florida product that again we feel will have a very strong impact in 2017 and will rival any Florida investment product out there at the moment with prices starting from $39,000 and returns unto 17%. Our market places in 2016 have been similar to the last few years with a few additions. Our main markets in 2016 have been the UK which has been as strong as ever, Australia, Malaysia, enquiries from France have also increased dramatically this year but the major player in 2016 has been the Middle Eastern market with huge demand from areas like Dubai, Qatar and Saudi Arabia. We feel that the trend will pass over into the new year. We have already held our first show in Dubai in 2016 and plan on visiting again in January and April with a new office and also staff on the ground. In 2016 we also began holding private exhibitions here in the UK with shows in Manchester, London and Newcastle and will be making this a regular theme in 2017 with at least one exhibition every 2 months in different UK and Irish cities. I feel that 2017 will be the companies biggest year so far since its incorporation in 2013 and look forward to bringing on new products, opening new offices and meeting our investors in the UK and around the Globe. As always we will strive to bring the very best of the “ USA buy to let Market “ to our investors with great on the ground management and an unrivalled after sales service. I would like to take this opportunity to wish all of our clients and there families a very happy Christmas and a fulfilling and prosperous 2017 and I look forward to speaking or meeting with you soon. Yours Faithfully Mike Moodie

A Billion for Buffalo NY

For years investors have been asking the age old question “where’s the next big thing”.  This has never been more true when it comes to real estate investment in the US. Fuelled by the global financial crisis, USA property has been in demand for a number of years due to the low purchase prices, high rental yields and potential for capital growth.  Cities that were once the engine room of America, such as Detroit, Chicago and Toledo have been the backbone of the seemingly unstoppable buy to let boom for overseas investors. Companies like Global Investments Incorporated have always had their finger on the pulse.  They were there at the very start of the Detroit property boom and as a result have built a business that is respected and valued by clients and the competition alike.  Exclusive properties, fantastic customer service and attention to detail is what defines a market leader from the rest but is that enough in today’s market? We asked Global’s Group Sales Director, Jonathan May for his view.  “You’re absolutely right that all those things matter and collectively they are the foundation of our business, but once ahead of the game you need to stay ahead” remarked Jonathan.   “This means we are constantly looking at new markets, not necessarily to replace the ones that we already dominate but to give our clients, both new and existing, more choice, value and ultimately income” Intrigued by the mention of new markets we were keen for Jonathan to elaborate as to why and where.  “Without doubt 2016 has been a record breaking year for Global.  We have sold more homes in Detroit than any other company.  We have held our first private exhibitions in London and Dubai, and we have laid plans to ensure further growth in the New Year and beyond” he explained.  “We are set to have representation in more regions next year and we are pleased to announce the first of which will be Buffalo, NY”. “We have signed an exclusive agreement with one of Buffalo’s biggest building contractors,  who will also manage the fully rehabbed and tenanted properties post sale.” announced Jonathan.  “With prices from $25,000 and returns up to 25% we definitely see Buffalo as the next big growth area.” Buffalo is the second largest city in New York State only beaten by the Big Apple itself!  Like Detroit and Toledo it was once a heavy industry city.  Steel works and automobile manufacturing once employed the majority  of the city’s population.  As in the other “rust belt” cities these industries gradually declined until they were virtually non-existent.  Detroit and Toledo weathered the storm until the great factories of Ford, GM and Chrysler powered back in to life.  Buffalo however, did not sit around and wait, we asked Jonathan for his take on how Buffalo is taking a different route to recovery. “Rather than wait for industry to return, Buffalo no longer relies on a single industry or sector.  It has taken a diversified approach and now is the home to industrial, light manufacturing, technology and service-oriented private sector companies that will ensure it has economic growth and stability well into the 21st century”  said Jonathan. He is right.  Buffalo is now a centre for medical and life sciences and has some of the industries’ biggest names located in the city, MT&T a large regional bank has its headquarters here, as have Rich Products, one of the world’s largest family-owned food manufacturers, Canadian brewer Labatt has its US headquarters in Buffalo, to name a few.  Buffalo’s economy has seen significant improvement and growth since 2010, largely down to money from New York state governor, Andrew Cuomo.  The former Secretary of Housing and Urban Development, has pledged what has become known as the “Buffalo Billion” it has brought new construction, increased economic development, and hundreds of new jobs to the area.  This year the Buffalo area economy was valued at $54.9 Billion. Along with one of the biggest property investors in the US Dan Gilbert, Global Investments Incorporated have seen a window of opportunity in the once forgotten city. Buffalo investment properties offer one of the most steadiest property markets in the USA offering investors incredible low priced buy to let property with high returns. JACKSONVILLE WILL LEAD THE WAY IN 2017

Florida has always been very popular with international property investors. When we think of Florida property investment we think of Orlando, Miami, Fort Lauderdale, Key West and Daytona. Surprisingly the largest city in Florida does not spring to mind, not only is it the largest city in Florida but it is also the largest city in continental United States with over 840 square miles, it is larger than New York. This city also has miles of golden beaches, the largest military base in the US, a booming economy, hundreds of bars and restaurants, championship golf courses, award winning stadiums, three huge shopping malls, one of the largest international airports in the US, some of the best colleges in the US, a large park system, multiple museums and theatres and the list goes on. So what is this city called ? it is called Jacksonville and it is now predicted to be the hottest city for investment in 2017. The reason for this is simple, many of the other cities in Florida are now seen as over priced, high prices and high rents make for low yields, whereas low prices and high rents make for high yields and this is what Jacksonville has to offer. In Jacksonville a typical home will rent for 20.31% more than the average home nationally. The median home price is 23.75 less than the national median home price. This low price and high rent combination represents a cash-flow opportunity that you will not find in more than a handful of markets across the US. With an extremely favourable rent/median home price ratio, it is possible for buy and hold investors to achieve superior rates on return. So let’s take an example, an average single family home in Orlando will cost you around $100,000 and it will rent for between $750-$1,000 a month whereas and average house in Jacksonville will cost you around $60,000 and the rent will still be between $750-$1,000. Therefore this means your capital outlay is lower but your rental income is at the same level, therefore your yield is much higher. Realtytrac one of the largest US property websites have summed it up very well “ Jacksonville is an excellent place for making money in the rental business” Hit hard by the recession, Jacksonville real estate has since made huge strides forward and has caught the attention of just about everyone in the nation. Investcorp recently invested in Jacksonville, citing the city as one of the nation’s “highest growing markets in the US” To be a strategic property investor you need to know what is the next investment hotspot, Jacksonville is the next hotspot and now is the time to invest before prices start moving in line with the rest of Florida. Global Investments Incorporated have been selling in Jacksonville for over 12 months now and all of the properties we sell are refurbished and very well located, we also have a large supply of Section 8 properties where the rent is paid by the US Government. If you would like to see the latest stock that Global has to offer in Jacksonville, please email. [email protected]

TRUMP – GREAT NEWS FOR DETROIT

Most of the world is split on the surprise election of Donald Trump but the city of Detroit is only celebrating as the President Elect has promised to rebuild the Motor city brick by brick to get it back to the thriving city that it once was. The future president Donald Trump told a suburban Detroit crowd Monday November the 1st that he wants to renegotiate NAFTA and bring manufacturing jobs back to Michigan. Lamenting plans for Ford Motor Co. to move all US small car production back into the Motor city.  “Look at the city of Detroit. It used to be the manufacturing hub of the world,” Trump said. “We are going to rebuild Detroit one brick at a time and and we are going to rebuild Michigan and make it great again.” Global Investments incorporated has been selling homes in Detroit to the overseas market for 5 years now and CEO Mike Moodie sees the election of Trump to be only positive for the city moving forward. Mike was quoted in saying “ Sales and prices in Detroit have been rising for the past 12 months but we can only see the election of Mr Trump to be great news for the city and our current and present investors,  as he is pledging to bring the motor industry back to Detroit and has pledged to bring federal funding to the city in the form of schooling, housing, roads and the general infrastructure. Detroit was built on the motor industry and this can only bring jobs and make the economy stronger. “ said Mike . “ Three years ago the average price we were selling a home in Detroit was $15,000 and we are now selling homes at $35,000. With this great news we can only see prices increasing which makes it a great time to get involved now before prices start rising and returns start falling. “ The Movechannel one of the leading international property sites have stated that Trump’s victory does not dent the US property market’s attraction in the long-term. Since the election result, the dollar has weakened against other currencies, giving international buyers more spending power in America’s real estate. Indeed, the greenback’s recent strength was cited by the National Association of Realtors as a factor that caused international investment volumes to dip slightly year-on-year in March 2016.In the US, 54 per cent of property professionals in a survey by portal Juwai.com said they thought a Trump presidency would increase Chinese investment in American property. Global Investments Incorporated has been leading the way in Detroit property sales, most of their investors come from overseas, Mike and his team have just recently returned from a trip to Dubai where they were holding their first private exhibition and Detroit was there best selling product by far. Mike added. “ We had a great trip to Dubai and we sold a lot of homes, mainly in Detroit. Most of our investors are looking for good valued homes with decent returns, 15-20%. I honestly think that in the next few years we could be priced out of the market in Detroit. In the last seven years Detroit has transformed itself it to a vibrant city again and I can only see things getting better. Finding good stock in Detroit is getting harder and harder for me and I am on to my suppliers every day pushing them on there price, but the bottom line is Sellers know they can achieve higher prices now. “ So it sounds like Mike and his team at Global have there finger on the pulse in Detroit and it seems there is only good news on the horizon for the city and the companies investors. HUGE MIDDLE EAST DEMAND FOR USA BUY TO LET HOMES.

Since the USA Property crash in 2008/2009 overseas buyers have been snapping up buy to let homes in areas like Detroit, Ohio, upstate NY and Florida. Investors have been picking up homes for as little as $30,000 and with net returns up to as much as 25%. Over the past 5 years Global Investments Incorporated have led the way in selling USA investment properties to overseas buyers with 4000 plus sales under their belt. The Manchester based firm has been selling mainly to the European and Australasian markets with buyers coming from places like HK, Singapore and Malaysia. The UK has also been very strong over the past 5 years but they are now seeing a huge demand from the Middle Eastern market. We spoke to CEO Mike Moodie and asked his opinion on when the switch in demand started to happen. Mike was quoted in saying. “ The demand for these types of investments has not slackened in areas like the UK or Australasia but over the past 18 months we have seen a significant increase in enquiries from the Middle Eastern Market with almost half of our investors coming from these areas now. “ The reason for this switch in demand is probably due to the economies in the Middle East doing so well. In 2015 alone there were 4 Middle Eastern countries in the top 11 richest countries in the World, with Qatar topping the list at no 1. Wealth funds and Institutional Investors are spending more on US real estate to diversify there holdings. The US economic recovery is attracting the attention of Gulf investors who would traditionally be more accustomed the UK and Europe. With this increase in demand Global Investments are looking at opening their first office in Dubai in 2017 with their first private exhibition being held in November this year. We asked Mike why he has decided to start in Dubai. Mike added, “ We have started with Dubai as firstly we have a lot of existing buyers and also many investors that are still looking to invest that are based in Dubai, but also we feel that it is very central for other buyers in areas like Qatar, Kuwait and also Saudi Arabia that would be happy to travel and see us in Dubai. While we are on the ground there we will be looking at premises for our first office which we are planning to open in 2017. “ Detroit and Ohio have been the companies biggest selling product in the last few years and Mike has told us that this is still the case. Mike added “ Yes we still are selling mainly in the Detroit and Ohio areas. Detroit is really strong with a lot of positive news coming out of the city and billions of dollars pouring in from overseas. I feel that the attraction with our Ohio stock is the Section 8 aspect, meaning that the rent is coming direct to the investor from the state.” Global will be hosting their first private exhibition at the Sofitel, Jumeriah Beach on the 5th,6th and 7th of November. If you would like to book an appointment at the show or learn more about what Global has to offer then please email [email protected] or use the below link to make your appointment. http://www.globalinvestmentsincorporated.org

DETROIT – THE INSIDE STORY

Global Investments Incorporated have been selling homes to the overseas investor for almost five years now and have sold and closed on almost 4000 homes. CEO Mike Moodie believes that the motor city is coming out of some very tough times and getting stronger and stronger each day with prices and sales moving in a positive direction. Mike was quoted in saying  “ Detroit in my opinion is one of the best investments on the planet with a lot of regeneration and positive news coming out every day, however it sometimes gets a bad wrap from the media and also different sites that are out there on the web which can cause a lot of confusion with investors. I think that these opinions and articles are written by people who do not know the city like people who work and live there. Global Investments Incorporated work with many different Brokers in Detroit but their best man on the ground is CEO Al Beahn, who provides homes on an exclusive basis to Global and their investors. Who better to tell us about the rise and fall of Detroit than someone who works, lives and has been brought up in the city most famous for its Motor Industry. We asked Al what he feels potential investors should know about what is going on in Detroit. Al started by saying. “Why Detroit?” A question I get asked more often than my fiancé asks what’s for dinner. A question I love to answer. As a local investor and turnkey provider, I can tell you all about the good and also all the bad. The pros and cons of Detroit are both important things to know when deciding if this city is the right market for you. My company has been a locally based turnkey property sourcer for almost 10 years to both foreign and domestic clientele. I can try and give you  as much insight as I can into the city of Detroit  that hopefully will help you decide if this is the right place for you and your investments. Detroit has come a long away over the last 10 years, from a crooked mayor to bankruptcy, it has been great to see the city overcome and prosper through the adversity it has faced. When everyone else saw challenge, we saw opportunity. A lot of people were scared to invest. I saw a lot of people sit on the sidelines, while others jumped right in, understanding a down market and seeing the opportunity to take advantage of something that only happens once or twice in our lifetimes. More likely than not, as a reader of this article you may be one of the many people who has a media skewed perception of the city. The media that only shows the bad, rarely shows the good. As a Detroit native I hope you have had a chance to read about some of the good, the billions of dollars that have been invested into the city over the last 5-7 years. The likes of Dan Gilbert; Quicken Loans founder and CEO, or better known as the owner of the most recent NBA champion Cleveland Cavaliers. The second richest man in the world, Carlos Slime Helu, also decided to park some money in our city. Look, I am not the smartest person in the world, but it does not take rocket science to understand that if some of the richest people in the world are investing here, it has to make some kind of sense, right? It sure makes me comfortable knowing people like this are also investing in the same places I invest and it sure makes Detroit seem like somewhere that has opportunity. Bankruptcy. Probably one of the best things that could have happened to Detroit. Bad debts. Bad leaders. Bad employees. Bad systems. A reason for the city to be put under a microscope and see what is right and what is wrong. Getting rid of all the “bad” and building a new foundation to move towards the “good”. Of course it looked bad. How couldn’t it? What people fail to understand is that it was an opportunity for the city to get a fresh start. A new start down the path to being a healthy, stabile city. A chance for us to put the right people at the helm and get us steering in the right direction. I have seen it all. From the absolute lowest of the low, to where we are now, what I would consider the strongest we’ve been in decades. It has come a long way and all indicators are pointing towards constant growth and opportunity to be a part of. A lot of people ask me what do you need to know as a foreign investor looking to buy in Detroit? There are a few very important factors to consider when making a decision…. KNOW WHO YOU ARE WORKING WITH. Make sure you work with a reputable broker or turnkey provider if you are planning to remotely invest. Too many people look to work with anyone that says they are experts. Do your homework. Do some digging. Make sure they have a track record. This aspect of the process could make or break you.  Some of the things you hear on TV is real in certain areas and buying in the wrong areas is not what I am saying here.  Investing in the wrong parts of the city will lose you money. The right areas will make you money. DUE DILIGENCE Make sure you do your due diligence, or at least make sure whoever you are buying from has done it for you.  3rd party inspections are MANDATORY if you are buying a home. If you aren’t coming to look at it yourself, you better make sure an inspection is done. Make sure you verify the house is actually rented and cash flowing.  Don’t buy houses from someone you find on Craigslist, who doesn’t have a website and

GREAT MANAGEMENT IS THE KEY TO GREAT RETURNS… NOT RENTAL GUARANTEES

Global Investments Incorporated is the No 1 USA buy to let property company. With almost 4000 sales in the last 4 years the young dynamic company is growing from strength to strength with great new products coming on in different States across the US. The company prides itself on its  “ one stop shop “ philosophy helping clients with everything from LLC company incorporation, bank account set up, insurance, construction, company CEO Mike Moodie believes the major factor behind their success and their clients success is the management companies that they use on the ground in the US. Mike was quoted in saying. “ The majority of our business is repeat and referral bushiness, which is clients either buying more properties or referring their friends or family, which is great. This would not happen if their initial investments were not working in the first place. In my opinion the management of your property is as important as the property that you buy, as the majority of our investors are overseas and thousands of miles away from their investment, so as a company we need to ensure that their interests are well looked after while they are on the ground. “ Global Investments only use one or two reputable companies in each State that they sell in.  Mike added. “ When we set out and started Global we wanted to make sure that our clients were looked after from start to finish and then after the sale as well. We decided to fly out to Detroit and meet as many management companies as possible and narrow it down to two companies which we felt gave our clients the kind of care and attention that they need to provide an excellent hands on service. We have been very lucky and for the past 3 years we have been dealing with the same two companies that are fantastic. There are other companies that sell in the same areas as Global investments offering 1 and 2 year rental guarantees.  We asked Mike for his opinion on this and why as a company they do not offer the same benefits to there clients,  Mike stated. “ Normally you will find that these type of companies are selling properties that are way above the market value, so they have the rent built into the price, which basically means that they are giving the client there own money back and creating a false return. I have been working in the property market now for coming up to 20 years and in my opinion if you want to guarantee your rental as much as possible make sure that you work with a great management company who will screen and vett your tenants and make sure the house is managed correctly on a day to day basis and for whatever reason the property is vacant the management company makes sure the house is secure and another tenant is placed as swiftly as possible. “ Global Investments now sell homes across 6 different regions of the United States and has on the ground support and management in each of the areas that they sell in making sure that there clients are kept updated on a constant basis once they take ownership of their investments properties. For more information on any of the properties that Global Investments Incorporated have to offer email Mike Directly at [email protected]
